Right about this time every year we send a letter to all of our borrowers suggesting that they get their property taxes appealed, especially if you are in the City of Detroit. Most cities have a property tax appeal process, which is only available for a limited time in February. This can result in a significant reduction to the taxable value of the property, keeping more money in your pocket every month. Failure to act on this could result in you losing out on the opportunity to lower your monthly mortgage payment. I was thinking about a webinar I attended a while ago that was held by a hard money lender from the West Coast. Everything that he said was typical of most hard money programs and the underwriting guidelines they use that would be presented to potential mortgage investors UNTIL he started talking about the borrowers signing a Deed In Lieu. If you don’t know what a Deed In Lieu is, it’s a document signed by a borrower that will be recorded in the county where the property is located to avoid the foreclosure process. The borrower, by signing the Deed In Lieu, deeds the property back to the lender “in lieu” of a foreclosure. These documents are ONLY to be used when foreclosure is imminent.  This is where I had a problem with this presentation. This particular lender informed everyone that ... 11/11/2014

Most lenders and investors will not touch a home that has fire damage. Of course the extent of the damage could limit even an experienced rehabber from taking on this type of project.  The fear is not knowing the extent of the damage until you get deep into the work and then you're already committed.  In this case, a real estate investor who is also a Realtor brought a burned property to us where it was contained to the kitchen and hadn't burn beyond the drywall.  As you can see by the before and after pictures below, this rehab project was a “flaming” success. Renovations were completed within a couple of months and sold quickly at full list price.   So, don't always let fire damage stop you, just make sure you have a licensed contractor check it out first.  Imagine how many investors ... 11/07/2014

We all know the realtors mantra, location, location, location. A rehabber’s mantra should be granite, granite, granite.  A while back I wrote about not skimping on materials, one of them being granite countertops. My videos on You Tube show the house that I've been involved in the funding of the purchase and rehab.  I'm video recording the tear down and rebuild, step by step which has become a job all by itself.  I stress to never discount the final touches, especially the counter tops.   There was an article in our local paper, the Detroit Free Press about the process of faux painting your laminate countertops to look like granite. We shudder to think a professional real estate investor would go so far (or stoop so low) as to paint their countertops thinking that it will help the sale.... 11/04/2014
