Most people want to know what is going to happen in the Ann Arbor Real Estate market and how it is going to impact their value.   A good place to start is with the national perspective. NAR's chief economist Lawrence Yun expects the median home price to go up nationally 2 to 3 percent this year. He does not think foreclosure sales will topple the housing market in 2010. Mark Zandi, chief economist at Moody's Economy.com, thinks the housing crash is nearly over. He thinks we're close to the bottom, but that we won't see price growth in 2010 or 2011. The average sold price per square feet trend is up per Affinity Valuation Group, LLC in Downtown/Burns Park, and south of the University. As we head into the middle of the summer, the Ann Arbor real estate market has seen a 10% decrease in inventory from June to July. In the lower price points the drop is even more significant. There is a 16% drop in the 200K - 300K price range, and a 17% decrease in the 300-400K price range. Both of these price ranges are highly active. The main reason that we are seeing a decrease in inventory is the fact that home owners are locked into their current homes due to owing more than their house is worth. The interesting thing to notice is that in spite of this decreasing inventory in the Ann Arbor Real Estate market, we are not really seeing much of an increase in pricing. In and around Ann Arbor Art Fair this year, we snapped some photos and have a a link to a flckr stream of Art Fair photos.  Many believe that traffic was still around 500,000 and will actually be determined by the transportation department.  Apparently, one of the indicators is the trolley wait.  Take a look at what I saw in Ann Arbor among all four fairs.
