Hey there -- its been a long time since I came on here and writen anything. I have been through this period of inefective meetings and breakfast clubs and insincere communication. I blame myself and from steering away what works. Its amazing to me to see this happen despite all the progress I made on the web when it wasn't really a "thing". Now that we have social media I see a lot of problems come from companies that are conected yet facing a real disconnection. What I mean by that is many of your top social media sites are that they are closed communities. You have to sign into facebook or Instagram to see the posts but that is just the beginning. I'd like to highlight one of Ann Arbor's many amazing attractions, the Hands On Museum. I have visited on countless field trips and it's one of my favorite places! There are so many awesome adventures to be had. There are over 100 volunteers keeping the museum going, and visitors have access to more than 250 exhibits! When it comes to buying a home in the Ann Arbor area, a pre-approval is a stronger commitment from a lender than a pre-qualification. Getting pre-approved can give you an edge when there are multiple offers on a home. A pre-qualification does not pull a credit report, and therefore is less reliable. Let's take a look at the Ann Arbor real estate market for December 2017. As of December, there were 25 sales pending in the market, leaving 204 listings still for sale. The resulting pending ratio is 10.9%. This indicates the supply & demand of the market. A high ratio means that listings are in demand and quickly going to contract. A low ratio means there are not enough qualified buyers for the exisitng supply. Taking a closer look, we see that the $300K-$400K price range has a relatively large number of contracts pending sale. This range also has a relatively large inventory of properties for sale at 29 listings. I recently made an appearance on the 107.1 radio show in Ann Arbor with Martin Bandyke! Martin has endorsed the Toth Team for years. We talked about the Ann Arbor market and how the number of home sales has gone up 4.3% year over year. When you compare that to past trends, it shows that we’re in a very healthy market. I think the most important number in our market right now is residential home sales prices, which are up 7% year to date, which is outstanding. Homes sales are down, which is driving up prices.The good thing about that 7% increase is that it’s not too fast; we’re not going to be in a bubble.
