The Coastal Real estate communities of Phippsburg and Georgetown/Arrowsic saw 4 transactions take place with an average sold price of 232K and an average days on market of 365 in December 2008. This contrasts with 3 homes sold at an average price of 200K after sitting on the market for 44days on average in December 2008.The markets in lower mid coastal Maine have been and will continue to be slow as the 2nd home buyer is effectively stopped buying property given the state of the economy. Phippsburg is a large peninsula off of the city of Bath  that juts South into the ocean and is about 45-1 hr from Portland. It has a year round population of about 2000 and in the summer it blossomes to about 5000. Home to Popham Beach State park and  tons of hiking trails and areas to explore  I grew up here and continue to summer in this wonderful location. Lots of micro communities with a mix of fishing villages, summer communities, year round living and Sebasco Harbor Resort with a 9 hole golf course, there iis tons of waterfront real estate primarily on the Kennebec and New Meadows rivers available.  Overall the topography of the area lends itself to privacy with larger parcels and mostly wooded lots.  The Phippsburg Maine real estate market is much more affordable than areas furth...

The coast of Maine. Beautiful in all seasons, but as summer turns to Fall.  Here are a couple of shots from the coastal community of Phippsburg Maine, a varied community of about 2000 or so year round residents. From working waterfront to wonderful sand beaches including the famous Popham Beach State Park, one can be to Bath in 10-15 minutes and Portland in less than an hour. A great blend of locals and retired parties from away there are real estate options for each and every discerning buyer from simple year round capes to expansive summer home villas.

Phippsburg Maine.  A 45+ minutedrive from Portland Maine finds one on this wonderful coastal Maine peninsula that juts south from Bath, the city of ships.  With a population of 2000 in the off season that rises to around 5000 during the summer months and nooks and crannies to explore such as this salt marsh expedition I went on the other day and pictured here.  For a rural setting on the coast of Maine this community is well worth taking a look at.  Being close to modern day amenties the coastal Maine real esate and homes in Phippsburg Maine for sale offer something for everbody.    Currently there are about 30 homes on the market, ranging from starter homes in the 175-225K range up to million dollar waterfront homes with crashing surf out your bedroom window.  Phippsburg is just one of ...

Well drat....my secret is out!  If any on you have been following my Phippsburg Community Profile Series, then you're aware that I've been giving tips on the best places to eat, spend the night, avoid the beach crowds, etc.  These are insider tips...places the crowds have not located yet...a gift to My Active Rain friends.  Until now! I opened up my new DownEast Magazine, and there on page 82 is a picture of Head Beach!  A perfect little beach that is part of Hermit Island Campground, but yet still open to the public.  It also mentions North Creek Farm..the best place in Phippsburg to grab an ice cream cone and buy a rosebush on the same trip.  And wait...it also talks about Anna's Water's Edge Restaurant...which, in my humble opinion, is the best place to grab a shore dinner or a bowl ...

Welcome back to the Phippsburg Community Profile Series!  I've noticed that a lot of people are under the impression that Maine winters are dark, dreary, and only good for inside activities.  Well...think again!  Now if you want to spend the days curled up in front of the fire with a good book, then that is certainly an option!  But if you're looking for something to do there's plenty to pick from! How about ice fishing?  It is a huge sport in Phippsburg and actually is one of my favorite things to do!  Bundled up, out on the ice just as the sun comes up, clutching a thermos of coffee, and trudging out to the "secret spot", is something that will stay with you forever.  Holes are drilled...traps are set..and everyone settles back to watch.  Fish stories are traded, fires are built, ever...
