June 2008 and buyers are still holding out........prices have come down and interest rates are still doing well...but buyers know that it is a buyers market and are expecting to benefit from it....Where many properties were selling 3 years ago 15% above assessed value...today properties are selling either at or just under the assessed value....Many buyers are hoping to come into the Maine market and get a lot for their money....but the truth is that many sellers have already marked prices as low as they possibly can....Many sellers today are having to go to closing with some cash in order to clear title...Buyers may want to understand the market that they are shopping in first of all.....for example Biddeford is a little different from Ogunquit....and the prices will dictate that....It ...

A client of mine has experience the following scam so be alert.........A company called Liberty Investment Group out of Orlando Florida had promised a loan and they claimed to have had a private investor....well in todays market many people are looking for creative financing.......BE AWARE.....  The following is a step by step of events that occurred during this fraudulent act.Tom had received a call from John Wagner....who mentioned that he had an investor that was going to loan him the $60,000.00 that he needed but that Tom had to pay $5250.00 in an insurance that would cover the first 6 months of payments.....once he had the money he asked Tom to do a money gram to Canada and to send it to an individual person and not a company he said that this was the investor that needed to receiv...

Market Conditions for Ogunquit, MaineReported by Bruce Edgerly, REALTORUpdated October 23, 2007. Current Market Rating: 112345Buyer'sSeller'sCurrent Price Trend: 212345FallingRisingThough the market has gotten weaker in some areas...properties closest to the ocean are still moving...Summer of 2007 even exceeded that of 2006...Buyers are still looking and know that this is the time to be buying before the market bounces back to the sellers court. It is now fall 2007 and calls are still coming in which leads me to believe that 2008 should be even better. Though the market has dropped drastically in other states, Maine is holding its own and sales have increased since 2006. This is a very good sign for Southern Maine Real Estate. It appears that buyers are trying to lock in to their second...

How Much Can You Afford? Understanding how much you can afford is one of the most important rules of home buying. Depending on your individual situation, your budget can affect everything from the neighborhoods where you look, to the size of the house, and even what type of financing you choose.Bear in mind, however, that lenders will look at more than just your income to determine the size of the loan. Likewise, you may find that there are some creative financing options that can help boost your purchasing power.Loan prequalification vs. preapprovalOne of the best ways to determine your budget is to have your real estate agent or lender prequalify you for a loan. Prequalification is different from preapproval, because it is only an estimate of what you'll be able to afford. On the othe...

Your Credit History As part of the loan application process, virtually all lenders will want to see a copy of your credit report. The report will list all your long-term debts (credit cards, mortgage payments, automobile and student loans, etc), as well as your payment history. If you don't have a copy of your credit report, most lenders will generally require you to pay for a copy when they process your loan application. However, most real estate experts agree that it is a good idea to obtain a copy of your credit report several months before you apply for a loan. This is so you have a chance to resolve any problems with your credit before your bank sees it. U.S. Federal law ensures that you have access to your credit report, which may be obtained from your local credit bureau or any of...

Getting Your Finances in Order A crucial step in starting your search for a new home is having a clear idea of your financial situation. By getting a handle on your income, expenses and debts, you'll have a much better idea of what you can afford and how much you'll need to borrow. For lenders to verify this information, though, they're going to need to look at your financial records. It is also important to remember that you should include records for each person who will be an owner of the house. So before you even visit the bank, make sure you'll be able to provide copies of these important documents:Paycheck StubsRemember that lenders are most interested in your average income. Not only will they want to see this month's paycheck, but also how much you've been making for the past two...

With the popularity of Ogunquit vacations increasing and the homes maintaining their value the interest in timeshares in Ogunquit has increased. With the high costs of spending one week in Ogunquit in hotels or property rentals many vacationers are finding that timeshares are an inexpensive way to vacation here. With maintenance costs around $500 dollars per week for a 2 bedroom 2 bath timeshare it has become cost effective to purchase timeshare. A 2 bedroom/2bath condo or home is around $1600 rent a week prime time so paying a maintenance fee of $500 a week for a timeshare makes it appealing to anyone interested in reducing vacation costs. Relatively speaking it will pay for it self over a very short period of time. Prime-time week sales appear to be making a comeback.....

Another wonderful guest called to make a reservation that was very concerned about the quality of the rooms. She did not trust pictures, having been burnt before by deceptive Innkeepers. Well I convinced her she would be more than happy or I would give her a nights stay and refund all her money if she was not pleased with our inn. Well summer arrived and I was out front dead heading my flower gardens when a nice women came up the roadway smoking like a chimney and crying(my nervous guest). I asked if everything was ok and she said they were to check in and they did not like the location of the Inn. Well I told her that there is nothing I can do about the location and that All I can do is provide the best rooms in town. Her freind that was going to stay with her loved the location. So I ...

And then there are the wonderful customers. On one occasion we had a couple stay with us from Canada. The husband could not speak a word of English and his wife was from the Philipines. She spoke some English and did the translating for the husband. They new I went for a 6 mile walk everyday at 4:00am and watched the sun rise. So the wife asked If I would mind if the husband joined me one morning. I was excited to have him walk with me and as I told them you never know what you will see.  Well the next morning sure enough the husband was outside waiting for me in his brand new sneakers he purchased at the Kittery outlets. We started out heading to Footbridge Beach to catch the sun rise and as we turned onto Riverbank a Fox ran across the road almost running into us. I'm not sure what my...
