 In October 2011, there was a 200% increase in sales volume compared to the year before. With 9 homes sold during the month of October, this was also a 13% gain since September 2011. In the residential real estate market of Freeport Maine, the 3rd quarter saw 36 homes sold at a median sales price of 314K. This represents a transaction volume increase of 38% compared with the third quarter of 2010.  The median sales price was down 8% compared with a year prior. In general, volume has been up in southern and coastal Maine compared to last year at this time. With stable pricing, and list to sales ratio coming in around 96%, a home in Freeport Maine priced at fair market value will sell. For the first quarter ending 2011, the Freeport Maine real estate market say 15 homes sell compared with 15 a year prior for the same time period. The median sales price was statistically down 34% to 190K from 289K, but overall this mid coastal housing market remains stable with pricing relatively flat year over year.  For the month ending January 2011 the residential real estate markets of Freeport Maine saw 7 homes sell .. the same number that sold a year prior, whilst volume was down about 46% compared with December 2010. Housing prices in the Freeport marketplace continue to stabilize with the median price this past January clocking in at 235K. The current inventory of homes on the market in Freeport remains low, but watch for many new homes to enter the marketplace this spring. For the month ending August 2010 the residential Freeport Maine real estate markets saw 10 homes sell compared with 20 a year prior and 11 in July of this year. Housing prices in the Freeport marketplace continue to stabilize with the median price this past August clocking in at 300K. For the month ending May 2010 the residential real estate markets of Freeport Maine saw 9 homes sell compared with 8 a year prior and 7 in April of this year. Like other regions housing prices appears to be stabilizing. Prices were up year over year, but the small sample size makes it difficult to discern a true trend and it is best to rely on quarterly and annual reports. The current inventory of homes on the market in Westbrook rests at 104 compared with 106 last month. The residential markets continue to see moderatly healthy activity given the overall economic conditions. Inventory rose from 100 to 111 in the past month. For the month ending May 2009 the Freeport Maine real estate market saw 8 single family and condo transactions transpire at a combined median price of 178K after sitting on the market for a median of 201 days. In May 2008 transaction volume was similar with 8 transactions but with a significantly high median sales price of 468K. This large change in pricing can perhaps be attributed to small sample size and a disproportionate number of Maine 1st time home buyer sales. The current inventory level is at 100, up about 25% from mid winter. Freeport Maine real estate had a very slow January following a similar Maine trend.  Only 1 property sold compared with 8 from a year prior.  The one home sold for 136K after sitting on the market for 127 days. In January 2008 the average home sold for 326K. Inventory levels actually rose in Freeport to 85 relative to 76 in December.  The Freeport Maine real estate markets saw 5 transactions take place with an average sold price of 345K and an average days on market of 118 in December 2008. This contrasts with 4 homes sold at an average price of 429K after sitting on the market for 90 days on average in December 2008. 3 homes were sold in November 2007 and thus one can infer volume is low but relatively stable. Pricing data is difficult to compare on a month over month basis given the small sample sizes. Inventories continue to fall with 76 residential properties on the market down from 89 in November.
