There really has not been much activity in this community of townhouses and garden apartments on Bel Pre Rd,  Only two, two bedroom garden apartments have sold, one is currently on the market for sale and another has been withdrawn after being on the market for 6 months. Of the two that sold one was only on the market for a very short time (7 days) and sold for $5000 less than the asking price of $235,000. The second one sold for the $35,000 less than the original asking price of $235,000 after being on the market for 4 months.  The only one on the market since early July and is asking $239,000. Of the three bedroom townhouses, only 2 have sold both for less than their original list price.  One of the two for $20,000 less than the starting price of $365,000 and with seller assistance of...

 Leisure World of Maryland - Service Organizations  Moving into Leisure World, you will not have to leave service or commitment to your community behind.  Just to mention two such groups, there are two Kiwanis Clubs and a Lions Club composed of Leisure World residents.  There are over 70 different club / organizations to keep you busy. Yes, I said two Kiwanis Clubs.  The was one club the Leisure World Kiwanis Club which was formed some 40 years ago,  but it membership grow so big that after 15 yearsi it could not  continue to meet for lunch of Firdays.  The Fire Marshall prohibited the use of the room by more than 75 people at a time and the club was over 100 strong.  Well, they resolved it by creating a club that met on Wednesday night of dinner. Georgian Colonies Subdivision of Silver Spring - June 2007 Market Report Nine homes came on the market since the first of the June in the Georgian Colonies subdivision of Silver Spring (zip code 20906), two went under contract during the month, and 6 went to closing during the month.  This left 16 homes on the market for sale at the end of the month.   The price range of those still on the market is $320,000 to $417,000.  The average number of days these properties have been on the market is 104 days. One has only been on the market for 11 days; but the longest is close to a year at 337.  The two that went under contract where on the market for 39 and 189 days respectfully, and listed at $334,000 and $385,000. The six that sold were listed from $340,000 to $410,000, on the market for 1...

Parker Farm Subdivision of Silver Spring - June 2007 Activity Report Activity has been light in Parker Farm in the month of June 2007.  2 came on the market adding to the 2 that where already there, none went under Contract, and only 1 when to closing. The minimum list price of the 4 on the market is $299,900, the highest being listed at $540,000, with the average being $540,000.  The one house that did sell was on the market for $512,000, which was below it's last list price of $524,900; and was on the market for a short 34 days.  The average for the current homes on the market is 78, which compares very close to the 70 for the rest of the 20906 zip code excluding Leisure World.

LEISURE WORLD OF Maryland - Market Report June 2007Currently there are 184 homes on the market FOR SALE in Leisure World of Maryland.  The average time the properties have been on the market is 146 days and the longest at 577 days. The least expensive home is a 1 bedroom COOP currently listed for $86,900; while the most expensive is a CONDO at $1,099,000. This apartment is located on the top floor of 10 story high-rise with 5 bedrooms, 4 baths, and a fireplace. In June of 2007, 37 homes were freshly added to the inventory, 11 more came back on the market after being off for a short period, and 29 have gone to closing. This leaves us with a maturation / absorption rate of just over 6 months.  Of the homes that did go to closing one was on the market for only 3 days, while the average day...

Sitting around doing nothing is not one of the active seniors in Leisure World of Maryland.  Leisure World of Maryland Corporation has established a department - Leisure World Travel; to help kept this from happening.  Leisure World Travel is not full-service travel agency to set up individual travel arrangements but group events.  Some up coming trips for fee include a trip to Allenberry Inn & Playhouse in Boiling Springs to see "Clue The Musical".  A trip to Wolf Trap in Vienna Va to eee "THE MIKADO" with the New York Gilbert and Sullivan Players.  Another trip again to Wolf Trap to see "Riverdance - The Show".Leisure World Travel is not the only entity putting together trip for Leisure World residents.  Several of the over 70 clubs/groups are sponsoring trips.  On the calendar is a 4...
