 You Snooze You Lose On  a recent listing, we had a tremendous amount of showings.One family come back four times. They showed the parents, the friends and even brought a contractor. They also made a couple of verbal offers.Also had several agents with buyers  throw out verbal offers. 'Would your sellers accept X amount?'    We know it's a good house, priced right and needing some cosmetic work.  My response.. 'if you put it in writing , I will present.'   Another couple, on their first visit, made an offer and I asked if they were ready to make it formal. Within a couple of hours, I had their offer in writing with a substantial EMD.  It was ratified the next day and our settlement is in 30 days. Another Too Late Sign In Baltimore! This past Friday morning I listed   2210 Sugarcone Rd  located in the Pikesville area of Green Gate 21209.   As soon as it was live in the  MLS, I had a Realtor® request for a showing. So I made the appointment and proceeded to have an  impromptu open house this same day... but just for an hour. The turnout was good...6 groups came through. The following day, I had another open house. This time 9 different groups came through. Several people expressed interest and emails from buyer's agents alerted me to others who wanted to make an offer. One asked if the owner would pay closing costs, one made a verbal offer, one said it would be contingent on the ability to  install a carport or garage. Impromptu Open Houses Work For Me Yesterday morning I put a new listing in the MLS and quickly had a showing scheduled for 2:30PM. So I proceeded to  set up an impromptu Open House  from 3-4.  Who does an open house on a Friday afternoon?  Six groups came through. Today I have another scheduled showing and will   repeat this open house.Below are the steps for doing an Impromptu Open.  1.Wait for a scheduled appointment since you need to be there anyway.2. Put it in the MLS.3. Put up your open house sign.4. Show the house to the scheduled agent.5. Show to anyone else who comes through.6. Lock the house and remove the signs.7. Check the time.   Baltimore's Winter Weather   Can Be A Challenge      As a  Baltimore listing agent this winter has  been a challenge. Making my own appointments allows me to check on  driveway conditions at the last minute.  Some houses cannot be shown until the plow arrives. Some houses cannot be shown because of  black ice or snow on steps and walkways. I have driven by many of my listings this winter, prior to showing, to insure the safety of the buyers and agents.             Someone  looking at houses in these  weather conditions is most likely a serious buyer.    I admire and welcome buyer agents in all weather conditions.   Took These Photos AFTER Calling 911   These photos were taken after I called 911 and after the police and emergency crews were on the scene. With so much going on, those five minutes  talking to the 911 operator seemed a lot longer.   How Do You Know   If It's A Qualified Buyer Or A   Neighbor?    Today after my live radio show from noon to one, I had an impromptu open house at     3300 Timberfield Lane 21208         There were already two scheduled appointments at 2 PM on  this same property.     Good use of time, why not open it up?   No big deal...put it in the MLS, announce it on my live radio show, put a few signs up and open the front door.     Last week there were seven groups that came through. Another Impromptu   HomeRome Open House   Success !     My new property listing 3300 Timberfield Rd, in Pikesville, has been getting a lot of action with multiple showings each day.       A couple of agents could not get to the property this past week and since I already had a showing today at two o'clock, why not kill two birds with that one stone?     That could be done by  having an  Impromptu  one hour Open House  from 2-3 PM right after my live radio show All About Real Estate.   How hard is that to do?
