 There are times you find the absolute perfect home. This is one! And below is what the buyer had to say.  ''My wife and I were looking for a home for over two years and we couldn’t find one. We wanted four things that the house should have. 1. A rancher 2. A dead end street 3. Closer to a school where the kids go  4.   Rain slowed it up but did not stop us!It was another smooth settlement but not one without a few bumps or should I say puddles. I really loved working with this buyer. He always responded, followed through with any and all requests and was more than patient when the planned settlement date had to be moved forward an extra two weeks.   Buying a home can and is stressful but couple that with a full-time job and an illness in the family and you have the perfect climate for major stress.  This buyer, even under pressure, always was a pleasure to work with.  Thinking of selling but where are you going to move? Baltimore does NOT have a large selection of condos, accessible homes or 55 + housing.  When it is time to sell..there is a great deal of pressure on a seller who has lived in the same  home for 15, 20 or even 50 years.   It feels like a catch 22. Here is the dilemma.  When does a ONE hour impromptu open house go for almost FOUR hours?  It's when you take a well priced home and the first day it hits the market, you have a scheduled  showing. You take that showing and turn it into an open house. Put it in the MLS and announce  the open on the radio show.  The open is 4:30-5:30.   You don't leave because the hour is up...you wait until the showings are done.And that's how you wind up with an open house that is way longer than your planned one hour.I'd call that a success!But the real success is to see if there are contracts submitted.Stay tuned

 When we are busy selling properties, the home inspection plays a big part.It is so important to let the seller know what to expect. With a smile, I say it is similar to a root canal and a colonoscopy at the same time. Here are a few things to help sellers get ready:First have the sellers leave the house!Let them know it could be a number of hours. It could be 1-2 or it could be 5-6 but let them know you will stay in touch.
