How’s the Gaithersburg North Potomac Real Estate Market in 20878? The Gaithersburg and North Potomac real estate market saw strong activity for August 2011. Fifty homes sold, 63 went under contract and the median price increased over this same time last year by almost 15%. What Has Sold? In August, 26 single family homes, 13 townhomes and 11 condos were sold. Of these, there was 1 short sale and 2 foreclosures, making distressed properties 6% of total sales in 20878.   Median sales prices have risen, although there is almost a six month suppy of inventory.   The day on market are similar around 40 days on the market.  The inventory is down a bit but fairly steady.   Fewer homes are selling but they are selling for more money.   North Potomac is a great community and if you'd like to sell your home or are thinking about purchasing a home, please contact a member of our team and we'd be delighted to work with you to achive your goals.

ANSWER: Unfortunately this is very common tactic used by investors to try to buy houses.  Do not fall for it!  Why do you think they would want to do this?   Because they want to make money and they have nothing to lose. . .I can assure you . . .YOU DO! According to the S&P/Case-Shiller Home Price Index, national home prices jumped 3.6% in the past year. Prices also climbed 4.4% in the second quarter compared with a 2.8% plunge in the first quarter.   "While the numbers are upbeat, other more recent data on home sales and mortgages point to fewer gains ahead," said David M. Blitzer, chairman of the Index Committee at Standard & Poor's.  Home prices across the country could be substantially lower a year from now, according to Pat Newport, an analyst with IHS Global Insight. "It's now apparent that the demand for housing is a lot weaker than anyone thought," he said.  That has resulted in a glut of inventory, which a slew of bank repossessions of foreclosed properties is only making worse.Plus job gains are still proving elusive.  "Thes...

"There's no question that the home buyer tax credit, which expired at the end of April, pulled home buying demand forward and thus created an inevitable drop-off afterward.  It would be wrong, however, to blame the current lull in home buying/selling entirely on the tax credit hangover.  You need only look at a report today from California-based MDA Data Quick, headlined, 'Bay Area July Home Sales Down Sharply.'  Sales in San Francisco in July fell to the lowest level in 15 years, down 19 percent from June and down nearly 23 percent from July of 2009.  It was also one of the largest monthly drops recorded.  'There's been a pause in the market. It's probably not a big surprise that this administration isn't about to abolish an institution that it already has its fingers in.  According to officials, any credible proposal to overhaul the government-sponsored enterprises, as Fannie and Freddie are called, would need to include a "thoughtful approach" to prevent house prices from dipping lower.  In all fairness, without government backing, some large investors have said they would stop buying mortgage bonds, a development that would be catastrophic both for the housing market and the broader economy, but pressure is building on the Obama administration, which has promised to submit a proposal to Congress by January, to find a solution.  Since being taken over by the government in 2008, Fannie and Freddie have absorbed nearly $150...

 Low interest rates may not be helping out with regular mortgages, but the higher end of the housing market is getting a boost from lower jumbo rates-mortgages of $417,000 and above.  Unlike conventional mortgages, jumbo loans by definition exceed the conforming loan limit of $417,000 set by Fannie Mae and Freddie Mac. Jumbo rates are loosely tied to long term treasuries but they are traditionally higher because of the risk involved for the banks in making a larger loan.     Home buyers who are eager to close the deal before the tax credit expires should be prepared to deal only with lenders who will respond to the need for speed. Even buyers without A-plus credit should be able to get a loan. "If you go to enough lenders, you can typically get a loan even with a low credit score.    When trying to sell in a tough market a home needs to be in the best possible condition. The following are guidelines to use when preparing a home for a sale: In every room stand at the doorway and look at the room as a potential buyer would. What do you see? What will the buyer see? Keep all curtains and blinds open during the day to let in light and views. Less is more. Remove excess furniture and place in storage if possible. Family photos too. Clean, clean, clean! Make everything sparkle and smell fresh. Check all light fixtures and replace burned ot and low wattage bulbs. Place small lamps in dark areas.
