Today's scheduled showing turned into a one-hour open house. Below are the steps for doing a HomeRome Impromptu Open.  -A scheduled appointment is made.- Put the open house in the MLS.-Put up an open house sign.- Show the house to the scheduled agent.-Show to anyone else who comes through.-Lock the house and remove the sign.-Check the time. From start to finish-1 1/2 hours unless... there are numerous showings...then I stay till they are finished.  I started doing these at the beginning of my career. If there was an appointment with a contractor or an agent wanted to preview or I had a showing, I would put up the open sign. Does it always work? Of course not! Have I wasted any time?
