As many of the readers know, I've been working with RSS Pieces to design and implement a blog that is beautiful, functional and loaded with SEO. While I'm waiting for that dream to come to fruition, I decided to click around the 'Net to see what was out there.  After all, I'm told there are 50 million + blogs out in cyberspace.The trip was amazing and I just skimmed the surface.What occurred to me was that my trip was totally link based.  For example, on Seth Godin's Blog there is a recent post about outsourcing...but at the very end of the post he refers to two people who have reviewed "the book" with links.  Now, this had absolutely nothing t do with the rest of the post but it caused me to want to check out the links...which led to other Blogs.  The Blogs looked pretty interesting an...

In addition to all the Christmas cards my wife and I have been getting (and appreciate) we got two year-end letters catching us up on the doings of a past client and a friend from church.  Now, I normally enjoy these things but something occurred to me this year. How do these people fit a full year of activities onto one side of an 8.5" x 11" sheet of paper -- one with wide margins to accommodate the Christmas motif along the border of the page???This is particularly interesting to me since I started blogging.  Heck, if I don't restrain myself I could go on and on (and sometimes do).  Granted, I don't blog each and every day but certainly often enough so that it would fill up more than one side of an 8.5" x 11" sheet of paper. I just got word from one of the mortgage guys who sends me regular e-mail that FHA is leaving their loan limits unchanged.  This means that the highest they'll go is $362,750 (in the DC Metro area where I work). Sure there are condos, townhomes and even some single family homes out there in that price range but the SFHs will either be fixer uppers, small or in neighborhoods that never caught the wave of price appreciation (or as much).I thought FHA was out there to help moderate income folks who wanted to get a little piece of the American Dream.  I guess they're thinking prices are going to either stagnate or decline -- or their action will cause prices to stagnate or decline. Now, those with moderate incomes will be subject to the conforming rules ($417,000, which is not much better) ...

Here is the breakdown for all the homes for sale in College Park and Berwyn Heights -- the 20740 zip code. 19 condos ranging in price from $150,000 to $360,000 123 single family homes ranging in price from $245,000 to $639,900 There's still quite a lot to choose from and if the home is priced under $370,000 you may qualify for FHA financing which will provide you with a great interest rate and very low down payment requirements.

One of my Realtor colleagues sent this to me the other day and I liked it so much I thought I'd share --- Thanksgiving has always been one of my favorite holidays.  You don’t have to worry about gifts and it’s the one day a year when you have complete permission to eat as much as you can!  The only rule is wear loose-fitting pants. This article in today's Washington Post talks about the current Attorney General for the State of New York going after a subsidiary of First American Corp. for inflating home values through puffed up appraisals under pressure from Washington Mutual - one of the largest mortgage lenders in the country. The issue here is that, under the threat from lenders to take their business elsewhere, appraisers would turn in appraisals they knew were inflated and unjustified. There seems to be a trend that people are "upsizing" their homes by tearing down the existing structure and re-building a new house that is much, much bigger.  Many times, these new "McMansions" are way out of character for the neighborhood and really don't do anything good for property values. I got another e-mail from Brian Madison who is in the Constituent Services office of County Councilwoman Ingrid Turner and this time he sent along a copy of the proposed solution to this problem. I was just looking at a "down and dirty" number about how many homes were currently in Active status (available for sale) and this is what I found out:Montgomery County, MD -- 1,200 condos (this includes Leisure World which is an age restricted community)prices range from a low of $99,000 (in Germantown) to a high of $2,249,000 (in Potomac) 4,595 single family homes or town housesprices range from a low of $160,000 (in Germantown) to a high of  $7,200,000 (in Potomac) Prince George's County, MD -- 713 condosprices range from a low of $39,900 (in  Temple Hills) to a high of $499,900 (in Bowie) over 5000 single family homes or town houses prices range from a low of $100,000 (in Oxon Hill) to a high of $2,800,000 (in Upper Marlboro) That's a lot of homes for sale!

Your real estate connection for Anne Arundel County, Maryland - Home of Fort George G. College Park real estate houses a lot of singles, according to an article appearing on CNNMoney.com.   College Park may not be one of the Top 100 Best Places to Live 2007, but it is one of the Top 25 Best Places to Live Where the Singles Are, with 57.8% singles among the 26,400 population.According to the article, "University of Maryland students have easy access to a variety of nightlife and culture, and life inside the Beltway is plentiful pickings for selective singles.
