Stop Complaining and Start Using It!Now and then, I hear real estate agents grumble about all the websites that "take our listings!!"  There are so many...Zillow, Realtor, Google, Homes, Redfin, Compass, and the list goes on.I understand the frustration. After all, we do the work. We secure the listing. We take the photos. We manage the floor plans. We write the descriptions. We verify the information. We coordinate the showings. And we upload everything into the MLS and so much more. But this morning, I had a different thought.I entered a new listing last night. About fifteen or twenty minutes after it went live, I Googled the address. I was amazed at how quickly the listing appeared across multiple platforms. By this morning, just a few hours later, the information was everywhere. And ...

When I have a home that really needs everything, I don't spend my time talking about the age of the windows or whether the dishwasher works. I say, 'Anything you find that does work, count it as a bonus.' It changes the whole conversation from disappointment to opportunity. Some homes sparkle and shine the moment you walk through the front door. Fresh paint, updated kitchens, gleaming hardwood floors, and that wonderful feeling that you can unpack your boxes and settle right in.And then there are the other homes. The ones that have been well-loved but not well-maintained. The ones that need vision, elbow grease, and probably a good contractor. The homes that investors call opportunities and some buyers call overwhelming. When I'm marketing a property that is truly being sold as-is, I take ...

Most buyers start the homebuying process by scrolling listings and clicking a button to request more information or to schedule a home tour. In Maryland, where homes can still move quickly and demand shifts from week to week, the smartest first step isn't randomly connecting with an agent that paid (a lot) for prominent placement, but assembling a team of professionals you trust. Before you walk into a single property, you want to interview buyer's agents and local loan officers to match with the ones best for you. That agent Zillow or similar sites "suggest" isn't necessarily going to be the best fit for you. It's not their credentials, experience, or market knowledge that made them pop up on your screen but their (and their broker's) willingness to pay the 3rd party - that will play n...

Baltimore City Neighborhoods With the Strongest Appreciation Potential in 2026I've spent the last several years helping buyers and investors put their money to work across the Baltimore–Annapolis corridor, and the question I get more than any other right now is some version of "where in the city is the upside?" People want to know where a purchase will hold its value and where rents and resale prices are most likely to climb over the next three to five years. Fair question. Baltimore is not one market. It's dozens of micro-markets stacked on top of each other, and the block you buy on matters more here than almost anywhere I've worked.Let me set the citywide backdrop first. As of March 2026, the median sale price across Baltimore sat at roughly $240,000, up about 6.6% year over year, w...

Dinosaurs, Tigers, Giraffes, Oh My!I've listed homes with indoor swimming pools. I've listed homes with tennis courts. I've listed homes with spectacular gardens and one within a few feet of the railroad tracks. However, this is the first home I've listed where I encounter monkeys and a camel while walking the grounds. Nestled on three and a half private acres, this home is coming soon.  This remarkable architectural home offers something you don't often find in Baltimore County:  Fun and surprises.            And this house is not that old, but check out the dinosaurs. And a few tigers, a lion, and I think I see a bear in the background. No, they aren't real. But they do make you stop, look, and wonder what other treasures you might discover next. The sculptures create a sense of whimsy t...
