It can make a difference in their decision to look closer and to consider buying or that the home isn’t right for them. Think about interior design so you can have it all in order before you put the home on the market. Doing so will help you sell your home in less time and to get the best price for it.Remove Unnecessary ItemsYou don’t want your home to look cluttered when potential buyers show up. You may love your collectibles and all of your furniture, but to them it is just a messy. Before selling your Winnipeg home, it is a good idea to examine each room for unfinished or needed repairs. It is very likely that you might need a portion of drywall replaced or cracks caulked outside your bathtub. These small repairs might seem unnecessary, but can easily turn out to be the difference between selling your house that day, or weeks later. You need to find a Winnipeg general contractor fast! You could easily call up the neighborhood handyman, but it is important to hire someone that has insurance and works for a legitimate business. If the repairs to be done are quite complicated, or involve power tools, the handyman should have insurance. Just one miss with a powertool can end up in a lawsuit if it happens on your property. Another thing to keep in mind is the cost of t...

Ready to spruce up your Winnipeg home this fall? Here are a few different areas you can focus on to help you get started. Room colour can have a huge impact on the overall appearance of your house. Heading to your local home decor supply store to pick up a tub or two of coloured paint in fall tones would be a great way to start. Even if you decide to paint only one room, it will still help liven up your house, especially with something totally vibrant and different - a bright orange or deep green shade. Go shopping!  Another idea is to re-decorate a room with fall-coloured furniture. If you have been thinking about getting some new furniture, do it now. If it’s not in your budget, pick up some couch or chair covers in a fun new shade of autumn. Having various types of plants on the insi...

Previously referred to as Queen Creek area of Pinal County, the community lacked any official name and residents used nearby Queen Creek for their mailing addresses. To coincide with the addition of a new ZIP code for the community on July 1, 2009, the United States Postal Service was petitioned to provide the area with a new name. San Tan Valley was chosen. WINNIPEG  - It is no coincidence the 2011 flood in Manitoba affected WinnipegREALTORS® MLS® market as listings were down 15% from April 2010 and much closer to 2009 where we had some major flood issues to deal with like this year. MLS® sales are virtually identical to 2009 and conversions of listings to sales are off in the same way compared to non-flood springs.  Listings were down significantly in some of the rural municipalities such as St. Clement and St. Andrews and diminished in Winnipeg MLS® areas along the Red River (e.g. St. Vital, Frasers Grove, North End). Even Algonquin Park with Bunns Creek running through it experienced a noticeable new listings decline. No better example of how April MLS® sales can be impacted by flooding is in 1997 where MLS® sales were only 900 and then...

The Canadian Real Estate Association (CREA) has revised its forecast for home sales activity via the Multiple Listing Service® (MLS®) Systems of Canadian real estate Boards and Associations for 2011 and 2012. National sales activity is now expected to reach 441,100 units in 2011, a decline of 1.3 per cent from 2010. This is a slight improvement from the 1.6 per cent decline forecast by CREA in February, due to stronger than expected activity in British Columbia in the first quarter of 2011. "Home buyers expect mortgage interest rates to rise and are mindful of their current and future debt levels. They're doing their homework to better understand how their mortgage payments and family budget might change down the road before they make an offer," said Gary Morse, CREA President. "That sa...

I think that our Land Transfer Tax is getting out of hand and has become a Cash Cow for The Manitoba Government.  I think it's time that we Manitobans stand up and say to our elected representatives, enough is enough! When someone buys a home they do so much to stimulate the economy. Just think about it for a minute. Do people just move into a house and not buy other stuff to go into that house? I don't think so! They buy furniture, appliances, flooring, contractor services to make changes, they buy paint, a rake, a shovel, a ladder, a lawn mower and on and on and on.  Housing sales are a significant stimulant to any economy. Here's an example of what I mean when I say the Land Transfer Taxes are TOO HIGH. If I buy a $300,000 house the Land Transfer Fee (which includes the Land Transfer...

WINNIPEG –   The first quarter was outstanding as it edged out the best first quarter ever in 2007 with over 2,500 in MLS® sales and $570 million in dollar volume (no previous first quarter has eclipsed one-half a billion dollars before). March MLS® sales came close to 1,200 while dollar volume was at $275 million. This result is clearly more spring-like in activity so whatever winter weather prevailed in March it did not stop buyers from completing transactions. In fact, the equivalent of 73% or nearly 3 out of 4 new listings were sold in March and 46% of the active MLS® inventory was depleted. In the southwest and southeast quadrants of the city where the average residential-detached sale price were both over $300,000, a good number of the MLS® areas converted more listings to sales t...

WINNIPEG - Manitoba Merv saw his shadow and predicted 6 more weeks of winter. If you're a seller - you can only hope we have 6 more weeks of real estate market like we did in February! Despite the unseasonably cold February, 1,313 sellers put their houses on the WinnipegREALTORS® Multiple Listing Service® in the month (up 12% from last February) ... and 781 sellers sold their properties through the MLS® (up 10% from February 2010). As a result of 1313 new listings being added in the month - the listing inventory available for sale in Winnipeg rose to 2,450 units - up 16% from last year's inventory. So there are more houses to choose from for buyers - the second highest inventory of resale homes in the past 5 years. And with all those sales and home values escalating - the dollar volume ...

Here is some information about the City of Winnipeg's Vacant Property By-Law No. 79/2010.  It's pretty important information if you have a vacant property or if you are considering buying a property that is currently vacant. Vacant Buildings By-Law On July 21, 2010, City Council passed the new-Vacant Buildings By-law No. 79/2010 (see Winnipeg.ca). The intent of the new Vacant Buildings By-law No. 79/2010 is to: •   reduce the risk of fire •   reduce safety hazards for firefighters and emergency personnel (i.e., gaping holes in floors, broken steps, etc.) •   reduce urban blight •   contribute positively to neighbourhood renewal by discouraging vacant buildings to remain inactive for extended periods of time •   reduce illegal activities •   ensure vacant buildings are brought to habit...

WINNIPEG - If this was an election it would be too close to call. On the final stretch drive with two months to go it is a dead heat in terms of MLS® sales compared to last year. There are only 28 more MLS® sales in 2010. However dollar volume is a different story. It is up 10% in comparison to 2009 and while sales do drop off at year end there should be no doubt WinnipegREALTORS® will set its 10th consecutive annual MLS® dollar volume record in 2010.  2001 finished with a dollar volume level just shy of the $1 billion mark. Ten years later the final amount could possibly reach $2.7 billion. While sales have risen in the last 10 years the primary reason for the significant jump in dollar volume is price increases. The residential-detached or single-family home average price has gone fro...

Just a quick reminder to Change the Batteries in your Smoke Detectors and Carbon Monoxide Detectors. It's best if you can develop little systems to assist you in doing the everyday things that we all have to do.   Long ago I adopted the change your batteries in your smoke detector when you change the clock back in the fall policy and it is an easy reminder for me each and every year to keep my family safe.  You may want to expand the program and add getting your fire extinguishers checked as well. For your Family's sake, I hope you adopt the practise too! Cheers!

WINNIPEG - It took until the month of September last year to set a new sales and dollar volume MLS® record in comparison to the same month the year previous. Ditto for 2010. Like athletes vying for new records in the Olympics or Commonwealth Games, September 2010 sets the bar higher again for what September 2011 will have to achieve if there is to be a new MLS® sales record for this month. It was noted summer was a little slower than usual this year so it certainly appears cottagers and vacationers entered the fall market in larger numbers than 2009. In fact, this is the case. While conversion of sales to new listings was very similar to 2009 at 70 and 73% respectively, listings entered onto the MLS® in September 2010 were up 6%. It was enough for total MLS® sales to edge out the best S...

One thing that could potentially affect where you and your family decide to live when shopping for your New Home in Winnipeg, is the overall crime rates in the area. We all want to feel safe in our homes and in our neighborhoods. Here is a great crime statistics tool from the Winnipeg Police Department that allows you to find out what crimes are going on in the area over a period of time. I suggest if you are open to different areas of the city that you choose the City Wide link on the right hand side. That will allow you to see the whole city at the same time and it also allows you to make sure that you are comparing "apples" to "apples" as you can also filter for the different types of crime and different time periods. Please feel free to call on me at 204-667-7653 if you have any que...
