     As of November 30, 2008, there were 82 single family listings in Weston on the Multiple Listing Service (MLSPin).  For the year, home sales are down 38%, while home prices have stayed steady.  This seems to indicate a trend for what the market is willing to bear in Weston, and homes in the high-end of the luxury range are likely to age in inventory. What is surprising, however, is that new high-end inventory is coming on the market.  Don't the contactors and Realtors® in Weston understand that we are in a Global Recession? Weston MA Real Estate Market Report - October 2008 The number of single family homes sold in Weston, MA during the month of October was the same: 5 in both 2007 and 2008. The average selling price increased dramatically from $1,417,800 in 2007 to $1,789,400 in 2008.  The average DOM (Days on Market) increased significantly to 179 days from 133 in 2007.

   As of October 31, 2008, there were 86 single family listings in Weston on the Multiple Listing Service (MLSPin).  Sales of single family homes are down almost 37% for the year, with on- going price adjustments to existing inventory, which is aging.  During October, 10 additional single family listings were added to our MLSPin, (2 of which were back on market) with an average list price of $1,685,670.  Based on the number of active single family listings versus the number of sales during the month, there is a market absorption rate of 17.2 months.   That is to say, based on the volume of sales during the past month, it will take shocking 17.2 months to sell all the single family homes currently sitting on the Weston market. Monthly market performance: As of September 30, 2008, there were 90 single family listings in Weston on the Multiple Listing Service (MLSPin).  Weston continues to lead the towns that we service with the price of it's high-end homes - one listing closed at a whopping price of $10 million this month.  Days on market are long-as can be expected for homes in these price ranges, however prices are being adjusted to reflect the current market conditions.  During September, 25 new single family listings were added to our MLSPin, with an average list price of $1,924,672. The average list price is $2,286,504.  The lowest price is $479,900 and the highest price is $8,000,000, with the largest concentration of homes (47.8%%) priced in the $1,000,000 to $2,499,999 price range.  Of note, the avera...
