  As of March 31, 2009, there were 79 single family listings in Wayland on the Multiple Listing Service (MLSPin).  During March, 19 new single family listings were added to our MLSPin and an additional 3 single family homes were relisted for sale on the MLS, with an average list price of $886,409.   I wish I knew how to explain what is going on with single family home sales in Wayland.  Home sales are up for the year when compared to 2008, but market absorption and pricing of current inventory is bucking up and screaming for attention.  What appears to be selling in Wayland are homes priced well below the market average (which is already skewed because of one luxury listing), but still, there is a large percentage of homes currently in inventory that are priced above the median price.  ...

     As of February 28, 2009, there were 69 single family listings in Wayland on the Multiple Listing Service (MLSPin).  Although it is encouraging to see that home sales for the first two months of 2009 are 2 ½ times greater than the same period last year, and despite the cold and snowy winter that we have had, what has been selling is far below the average list price for single family homes currently on the market.  This is due in part to an increased number of short sales and foreclosure sales in Wayland.  However, growing inventory levels and days on market are ominous signs of an impending slow down in the sale of homes that are not priced attractively or marketed aggressively.  Sellers should take note, as well as those interested in listing their homes for sale in the near future...

   As of January 31, 2009, there were 68 single family listings in Wayland on the Multiple Listing Service (MLSPin).  It will be interesting to see what happens with home sales in Wayland during the spring and summer months ahead.  Almost 75% of the current inventory listed is above the average sales price for the year to date, and home sales are moving at a reasonable pace.  What is somewhat troubling, however, is the number of short sale and bank-owned properties coming on the market.  If current trends continue, this will put downward pressure on non-distressed home sales, possibly leading to further downward pressure on home prices.  Only time will tell.  During January, 11 new single family listings were added to our MLSPin and an additional 4 single family homes were relisted for ...

  As of December 31, 2008, there were 66 single family listings in Wayland on the Multiple Listing Service (MLSPin).   Year to date sales figures show a 15.3% decline in sales volume and average sales prices are reflect a decrease of 17.6% compared to 2007. Based on current market absorption rates (see below), the market for single family homes in Wayland appears to be "balanced."  In other words, market supply and demand are in balance, such that it is neither  a buyers' nor a sellers' market.  However, we are beginning to see a marked increase in bank owned and short sale listings in Wayland.  This will, over time, drive up the days on market and lower the average selling price statistics for the town, as the buying process often takes several months for foreclosed properties.  During...

     As of November 30, 2008, there were 84 single family listings in Wayland on the Multiple Listing Service (MLSPin).  There is considerable downward price pressure on homes in Wayland, especially with inventory levels in neighboring towns reflecting better market absorption.  Sellers would be well advised to take a good look at home prices in competing markets and make any necessary price changes before the New Year.  Actual sales price compared to original list price should provide additional support for this comment.  During November, 7 new single family listings were added to our MLSPin, with an average list price of $897,000.  Based on the number of active single family listings versus the number of sales during the month, there is a market absorption rate of 420 days.   That is ...

The number of single family homes sold in Wayland, MA during the month of October increased from 10 sold (2007) to 11 homes sold in 2008. The average selling price decreased significantly from $692,740 in 2007 to $525,364 in 2008.  The average DOM (Days on Market) decreased to 169 days from 191 in 2007.

     As of October 31, 2008, there were 101 single family listings in Wayland on the Multiple Listing Service (MLSPin).  Sales of single family homes are down approximately 24% for the year, with on-going price pressure on list prices by buyers.  During October, 17 additional single family listings were added to our MLSPin, (2 of which were back on market) with an average list price of $573,412.  Based on the number of active single family listings versus the number of sales during the month, there is a market absorption rate of a staggering 9.18 months.   That is to say, based on the volume of sales during the past month, it will take 275 days to sell all the single family homes currently sitting on the Wayland market.   Monthly market performance: As of September 30, 2008, there were 105 single family listings in Wayland on the Multiple Listing Service (MLSPin).  While home sales are moderate, we are observing that more "affordable" homes are what are currently selling.  These include older homes and homes that need renovations.  During September, 14 new single family listings were added to our MLSPin, with an average list price of $896,993. The average list price is $952,281.  The lowest price is $239,000 and the highest price is $6,500,000, with the largest concentration of homes (39%%) priced in the $500,000 to $799,999 price range.  Of note, the average list price for a single family home in September 2007 was $1,105,726. The median price is $659,000 and the average days on market are 170 days.  ...
