Begin at the beginning has a call coming into my phone from a client. Mixed news for the Wayland housing market; more homes sold, lower prices, and fewer choices for home buyers who would like to live in Wayland. Fewer homes for sale good news for people who are ready to sell; less competition generally leads to quicker sales and potentially higher prices. Buyers are ready for new listings to come on the market in Wayland. Current (9/24): There are 76 family homes for sale in Wayland last year at this time, there were 104. List prices range from $189,900 to $14,900,000. The median list price is $867,500. Last year at this time the median list price was $665,500. The good news for Wayland in the Wayland, MA Housing Market Report for July 12 is that the number of houses sold doubled.  That is good. People want to live here and are buying.  The other piece of good news is that the prices are coming up slightly.  Sellers are still not receiving their asking price, but they are receiving more than they were. That, too, is good. The rest of the statistics still show some lagging.  I expect the numbers for Aug to be better. The number of single-family homes sold in Wayland during June was 4.5% higher than in June 2011; and the median sale price was lower by 15.9%. The number of homes sold in Wayland during the first six months of 2012 was 41.9% over the same period in 2011. The median sale price was also up but only by 2.7%. Wayland, MA 01778 Single Family Housing Report Jan 2012.  There are 102 homes listed in this months activities.  That is a fair number of homes in one state or another of activity.  Sadly we have almost a full year of Days on Market. This is not great news at all for those homeowners who want to sell. As with all statistics some of this could be skewed because a number of properties have been on the market for years.  This is no doubt due to a pricing fact related to the property itself.  Wayland is a good community with a good schools system.  It has  a more rural feel than nearby Weston. The news has been overall good the last month or so.  The National Association of Realtors, Mass association and Realtors and several other sources are reporting good statistics for the country.  The Boston Area has done better through this downturn than most of the country, but these numbers last month for Wayland are dismal.  With the Days on Market going up and up in almost all categories is not great news.  Looking at the average list price of $1,408,863 and the sales and under agreement prices of $591,557 and $757000 you can see why some properties are just sitting.   Single Family Active Listings: 71    Avg.
