Overall there are 94 single family homes for sale in Sudbury; exactly the same number as last year at this time, however, a breakdown by price range shows that inventory has increased in some and decreased in others. The price range with the largest increase of homes available is $500,000 to $599,999 - there are 10 compared with 3 year ago. The range with the highest number homes for sale continues to be the $1 million to $1,500,000 - there are 16 luxury homes in this price range; last year there were 24; however, the $900,000 to $999,999 has increased to 11 from 6 last year. Although the overall supply of single family homes for sale in Sudbury is less than last year at this time - 140 homes compared with 149, there are some prices ranges that have increased inventory. The price-range with the largest increase is $700,000 to $799,999 - 21 homes on the market up from 14 last year at this time; next is one million to $1,499,000 - there are 36 compared with 30 on 5/10/09; so good opportunities for buyers in those price ranges.   19 of the "active" listings have accepted offers and are being shown until contingencies are met. The overall supply of single family homes for sale in Sudbury remains low; only 96 homes up slightly from last year at this time when there were 88. The increase is in two price ranges: $600,000 - $699,900 and $1,000,000 - $1,499,900; all other price ranges have fewer houses available. Current list prices in Sudbury range from $174,000 for a tear-down to $3,195,000 for a thirteen room estate on private 5+ acres.  Three-bedroom homes range from $289,900 to $699,900; four-bedrooms range from $369,500 to $1,999,900. A comparison of 2009 with 2008 shows that although sales of single-family homes in Sudbury MA during 2009 were down a bit from 2008 - there were 160 sold compared with 165 during 2008; the median sale price was $4,000 less and the average sale price was approx. $40,000 less; the year ended on an upbeat note for sellers.
