As of March 31, 2009, there were 41 single family listings in Sherborn on the Multiple Listing Service (MLSPin).  During March, 10 new single family listings were added to our MLSPin and an additional 2 single family homes were relisted for sale on the MLS, with an average list price of $624,159.   Inventory levels are building and supply is now far exceeding demand - especially in the higher end of the Sherborn market.  Now may be a great time to buy, but if owners don't need to sell, they would be well advised to either hold off for a while or price their homes to sell today, because there will be even more homes competing with overpriced listings tomorrow. Based on the number of active single family listings versus the number of sales during the month, there is a market absorpti...

As of February 28, 2009, there were 33 single family listings in Sherborn on the Multiple Listing Service (MLSPin).  Inventory levels are growing and there is little movement in the market in Sherborn.  As the spring months arrive, activity levels should increase, however right now, the buyer is firmly in the driver's seat.  During February, 1 new single family listing was added to our MLSPin and an additional 2 single family homes were relisted for sale on the MLS, with an average list price of $1,376,467.    I normally try to calculate a market absorption rate for all the towns that WEICHERT, REALTORS®-Synergy services and reports upon.  However, this information is not meaningful at this moment in time for Sherborn, because there is very little movement in the sale of single fam...

As of January 31, 2009, there were 35 single family listings in Sherborn on the Multiple Listing Service (MLSPin).  It is very difficult to interpret the market statistics for Sherborn at this early point in the year.  Although it is encouraging to see some of the older inventory finally selling, it is also misleading to look at average sales price to original sales price because the majority of these listings have been renewed or have expired at least once and the MLSPin data does not capture the original list price, but rather the price that the home was listed for during the time that the listing has been active with the current listing broker.  Although Sherborn is a very desirable community to live in, it is evident from the numbers that buyers are looking elsewhere for the mome...

As of December 31, 2008, there were 30 single family listings in Sherborn on the Multiple Listing Service (MLSPin).   Year to date sales figures show a 13.0% decline in modest sales volume, although sales prices have increased by 20.73% compared to 2007. Based on current market absorption rates (see below), the market for single family homes in Sherborn appears to be "balanced."  In other words, market supply and demand are in balance, such that it is neither a buyers' nor a sellers' market.  However, some of the inventory currently available has been sitting idle for over nine months are experiencing significant downward price pressure from interested buyers.  Also of note is that average sales price to original asking price figures for 2008 (see chart below) are skewed because of an...

As of November 30, 2008, there were 42 single family listings in Sherborn on the Multiple Listing Service (MLSPin).  Very few homes are selling in Sherborn.  Surprisingly, average sales prices are up 28.2% from last year.  However, looking at current inventory levels, this seems to be an anomaly, as there is a very large concentration of homes on the market priced closer to or less than 2007 averages.  Of alarming distress is the current market absorption rate for Sherborn (see below).  I've spent some time thinking about this - the majority of towns surrounding Sherborn have easy access to the commuter rail and highways.  In addition, these neighboring towns have public water and sewage.  What they don't have, however is a nationally recognized high school like Dover/Sherborn an...

As of October 31, 2008, there were 54 single family listings in Sherborn on the Multiple Listing Service (MLSPin).  Sales of single family homes are down approximately 13.5% for the year, with on-going price pressure on list prices by buyers - especially in the $1,000,000 plus price range.  During October, 7 additional single family listings were added to our MLSPin, (1 was re-listed and put back on market) with an average list price of $972,114.  Based on the number of active single family listings versus the number of sales during the month, there is a market absorption rate of a staggering 18 months.   That is to say, based on the volume of sales during the past month, it will take 540 days to sell all the single family homes currently sitting on the Sherborn market. The ave...

Monthly market performance: As of September 30, 2008, there were 54 single family listings in Sherborn on the Multiple Listing Service (MLSPin).  Listing prices continue to rise in Sherborn, despite downwards pressure from buyers as demonstrated by the difference between asking and actual sales price.  Market comparables are hard to find, so the buyer definitely sets the price in this town.  During September, 11 new single family listings were added to our MLSPin, with an average list price of $1,279,734. The average list price is $1,008,225.  The lowest price is $199,888 and the highest price is $4,000,000, with the largest concentration of homes (56.7%%) priced in the $600,000 to $999,999 price range.  Of note, the average list price for a single family home in September 2007 was $1...

What a wonderful town and great place for anyone. I love the little center of town and how very quaint it is. The lovely historic homes that line Route 16 and Route 27 are wonderful. When my granddaughter could barely talk, as we passes through town (she was less that 2) the first thing she would say was "I cream" she was referring to C & L Frosty's a great little restaurant that has such wonderful ice cream, hot dogs, hamburgers, Fried Clams, and a small area to sit outside and enjoy any of the above in the nice warm months. It is hard to pass by with stopping for an ice cream or frozen yogurt. The next thing she would say was "Ghandi." There is a statue of him in front of the Peace Abbey where the former town hall was. Then she would say "No Nuts" and she was saying Dunkin' Donuts." ...

Sherborn Market Report from 9/3/07 - 12/3/07Sherborn is  home to the Sherborn Inn which has been completely renovated.  If you haven't been there it is great.  The tavern is great for quick bite and the main dining is just elegant.  We went to a lovely wedding there last January and it was superb.  Sherborn is a  small semi-rural community.  There is a full time Police Department and an on call volunteer Fire Department and rescue squad.   Sherborn is bordered by Framingham, Natick, Dover, Ashland, Holliston, Millis, Medfield.  Sherborn shares with Dover the high ranking public schools.  This is a very picturesque community with large parcels of land generally for each property.  The center of Sherborn is very historical and there is a library and 3 churches.  The popular place in seaso...
