Scituate, MA wants to spend $1.9 million to buy the former Pier 44 restaurant property, which is headed for a foreclosure auction.  The issue will be addressed at a special town meeting Monday night at 6:30 p.m. in the Scituate high school gym. There was an informational meeting about the purchase yesterday at the Scituate library.  Many of the approximately 60 residents who attended spoke in favor of buying the former Pier 44 property, which is at 44 Jericho Road. The property is assessed at $2.57 million and has been the site of several failed development attempts during the past four years.

Happy Spring!      Everywhere I go I am always asked the inevitable question: "How's the market?".  I never mind answering.  In fact, I quite enjoy it.  For the record, this Spring has been very busy in Scituate and all the surrounding towns.Believe it or not, what I am telling people about our Spring market right now is that things are selling - fast.  Why?  It appears that sellers have heard too much about the decline in home values and have decided it is not the right time to sell.  Justified?  Maybe.  The current inventory is down way below "normal" levels - especially now in what should be the busy spring season.  The current pool of buyers consists mostly of those trying to take advantage of the current tax credits.  This incentive is ending shortly - a buyer must have a home in e...

The beginning of August is a special time here in Scituate.  Every year our seaside town celebrates it's rich heritage.  This event, like our St. Patrick's Day Parade, seems to be getting larger every year.  Incorporated in 1636, our town has a long history that is kept alive by our active Historical Society.  The "Little Red Schoolhouse"  is a treasure of documents and pictures dating back over 300 years (the building is currently undergoing renovations and closed until September).  Many stories from the "Men of Kent", to the Native Americans who first used the name "Satuit" (meaning - damn that brook is cold!), to the brave Bates sisters who stopped a British invasion by creating an "army of two".  The volunteers are very knowledgeable and are happy to share lots of fun and interestin...

Okay, I know I haven't blogged in awhile.... Truth is, for a good reason. I've been too busy! Our local market has been very hot. The $8,000.00 tax credit has definitely come into play. The inventory of homes in the 300s - 400s has been moving for a few weeks. This has prompted a "trickle up" effect - homes in the 500s - 600s have started to move. I was skeptical  at first.  How could first time buyers afford homes in this price range?  But, sure enough.  In checking with other agents, roughly 75% of these buyers are indeed, first time buyers. Where are the sellers going?  Why, Scituate, of course!  The "Scituate Scramble" is on!  I've have seen first-hand these sellers scrambling all over town to find their perfect  moving up house. The current market conditions in Scituate are fair.  The final numbers for the 4th quarter were disappointing (compared to '07), and the current sales for this 1st quarter of '09 are lower than the same period in '08 (with a few weeks still to go).  Actual sales numbers are showing that values have decreased slightly (3-4%), but still no where near the national average.      While this may seem dismal, we are seeing more and more buyers jumping back into the market - of course, due to the low interest rates.  The current inventory of single-family homes for sale is still pretty low.  Of the 120 homes listed in MLS, 7 are actually condos or duplexes and 5 are technically "off the market" (accepted offer status).  I personally know of 2 others that have not been flagged, but are also in a...

Real Estate in Scituate, MA Market Report and Thoughts on the Economy January 2009 The current conditions here in Scituate remain steady. The final numbers for 2008 reflect an overall decrease from ‘07, but still better than "our worst year" - ‘06. To put the course of Scituate's single family home sales in perspective, I went waaaay back - to 2002. The Best (sort of) Scituate, MA Part 1  There were two recent events that led me to write this particular blog...               The first was the release of a local magazine's BEST OF list for the South Shore.  The other, a family vacation to historic Williamsburg, VA.               The magazine's list covered many different categories.  For some categories, there were two picks - one, the "Editor's Choice" and the other from reader submissions.  I found that I did not always agree with these picks, however, it got me to thinking about MY personal favorites...               The trip to Williamsburg was great and our family really had a terrific time.  There were times during the week, however, where we really wished to have some guidance.  Places to eat, things to do, what else should w...

     Every year on the first weekend in August, our quaint seaside town celebrates our heritage.  A whole weekend devoted to celebrating our history.  Happy 472nd Birthday, Scituate!  One of my favorite events is the Luminara Display along the entire coast on Friday night.  Volunteers light candles (mostly in plastic cut out milk containers filled with sand) every few feet.  The best way to view this is from the water (probably even better from the air!)  Another event we always enjoy is the releasing of the Butterflies.  A sight to behold....  Both Saturday and Sunday, Front Street in the Harbor is closed and there are all kinds of vendors selling unique and fun items.  There are band performances (FAT CITY BAND!) and a few years ago they added rides for the kiddies over on Cole Parkwa...

      There are many of us who take for granted what happens when we flush the toilet, turn on the faucet, take out the trash.......  I was happy to see my 5th grader go on a different field trip last week - to the fun and fabulous waste water treatment plant!  I thought it a great idea and kudos to the Jenkins teachers/staff for making these arrangements.  Did they learn anything - lots, but more importantly, it sowed the "seeds" to helping them THINK about our environment and our precious Earth.      Other GREEN news.  Scituate will be helping it's residents to dispose of hazardous waste this Saturday, June 14.  Bring items to the DPW Highway Garage located at 68 Captain Pierce Rd. Steady as she goes!  I am always bemused when I see the look on locals faces when they hear that our market conditions right now in Scituate are good.  They seem very surprised - as well they should be...  The national "doomsday" media has them all believing that the sky is falling yet again.  While we were not unscathed by the foreclosure/down market, overall, we are remaining steady with sales.  The new commuter rail has been a great added benefit and has drawn many from the Boston area.  Gas prices have increased ridership substantially.  Soon, families will be going back to the old days of a one-car family with Daddy taking the train...  Cohasset is also doing well.  The condo market has slowed considerably.  My buyer clients are not remotely interested in them.  Even those that are...

Scituate's citizens and business owners are becoming more excited about the prospect of a First Cliff Marine Center.  So much that they are all willing to pitch in and donate money, supplies and labor.  The town purchased the parcel of land on Edward Foster Road in 2004.  It was previously Young's Boat Yard and consists of 3.1 acres overlooking Scituate Harbor and is located on the road heading towards First Cliff.  National Lumber is donating $30,000. worth of material to build a Maritime Center and this structure will be built by the students at the South Shore Vocational Technical High School for free.  The outpouring of support is largely due to the benefit it will provide to the town itself.  The Marina will provide additional access to the water and will offer a park with walking ...
