In Plymouth, Massachusetts, the number of sales has been rising, the average price is up almost 7% in the second half of 2013 compared to the second half of 2012, the price paid per square foot is up over 9% in the same period, and the number of days homes take to sell has been falling. The median home shows similar improvement over the same period. Together with fewer homes coming to market, this indicates a market that is beginning to favor sellers. Still, buyers have several good options in every price range. In Plymouth, Massachusetts, sales were steady in December 2013 compared to December 2012, but the prices were lower than average, when compared to November, last December and the second half of 2012. December is often a tough month from which to draw conclusions, since year-end and seasonal patterns tend to obscure longer-term trends and create other anomalies. Nevertheless, there was a drawdown in the number of homes available at the same time that the number of days on market fell. Together with the other data, this indicates a market that is beginning to favor sellers, even though that advantage has not shown up in higher prices.   The sales of Plymouth MA homes and real estate may just be poised to take a turn for the better.  This is a brief follow up to my last blog in November 2013 on our local nuclear power plant in Plymouth.  Federal regulators have placed Pilgrim Nuclear power plant on a list with 15 other underperforming nuclear reactors in the country. The decision from the Nuclear Regulatory Commission (NRC) stems from a rapid shutdown — called an unplanned scram — of Pilgrim last August when pumps feeding water from Cape Cod Bay to the nuclear reactor failed because of electrical problems with NStar. The decision will result in mandatory new inspections of the nuclear plant by the NRC in the coming months. In Plymouth, Massachusetts, sales are steady compared to last November, but prices and the number of sales have risen slightly year-over-year. While November's data shows higher-than-average monthly increases, but when we look over a few more months of data, prices would seem to be up about 5% or so, year-over-year, and the number of sales is up by about the same percentage. Quite a few homes are selling for more than $200 per square foot. There are few bidding wars, and no full price sales, but homes are selling steadily and fairly quickly overall. The number of homes for sale dropped 10% last month, to 301 from 335, and about one quarter of the completed sales are for houses that have been on the market for 35 or fewer days.
