FALL IN NEW ENGLAND Well, the pool is closed down for the season, the lounge chairs put in the shed and all the beach towels tucked away for next spring. I love living in New England in the fall with the leaves changing, apple picking, fresh cider, pumpkin patches and cornstalk mazes. I wanted to share a couple of photos of the changes in my neck of the woods. Enjoy...I know I am. Although a sometimes bitter breeze came off the water today, nothing could hamper the attitudes of the many furry friends and their frozen cold owners! It was a fantastic, humorous day with freebies, games and prizes for all on Plymouth's waterfront today! I just have to share some of the photos from today's guests, particularily the Costume Contestants. Two of my favorites... If only I had taken "the boys" with me! Ooh, lots of doggy butt-sniffing and free Milk Bones!         The Darth Vader and the "Big Daddy"       And of course this post would not be complete without a photo of "The boys" Milo and Koudi Although they were not present today at the Fest, they will certainly be guests next year! This year's event was a huge success so here's to many more! Congratulations to the Plymou...

In a competitive housing market, how do you prepare your home to elicit an "I LOVE it!" response from buyers who are touring many properties?  How do you make them fall in love with your home?       The first step to promoting interest in your property is to create curb appeal. Start by cleaning up your yard and driveway. Plant seasonal flowers for color, rake leaves & branches and keep tools & toys where they belong.       The next step for an irresistible home involves the minimalist approach of "de-personalizing" so that buyers can respond to the essential features of the house without being distracted by evidence of your ownership.  Personal memorabilia such as family photographs, awards and trophies, collectibles and pieces of much-loved but mismatched antique furniture shoul...

SOLD!! 1 Wagon Lane in Hyannis, MA - JON BLANGIARDO - www.BlangiardoRealEstate.com A couple of my wonderful buyers closed on the purchase of 1 Wagon Lane on Friday 9/26/08 from GMAC Bank. I think they did extremely well. The home sold for $160,500 and has a great location near many area amenities, nearly a half acre flat lot of land, and the home is in pretty good shape. They have plans to do some cosmetic work and to finish the basement to make it their dream Cape Cod retirement home! They've been looking all summer, and I'm really excited that we were able to find the perfect home for them. -- Jon Blangiardo Realtor® -- Some more photos below:

If you are selling a home, the buyers' offer may include a home inspection clause that allows them to hire an expert to ensure that the house is structurally sound and all the systems are working properly.             The time to get ready for the home inspection is before you sell your house!  Owners usually know about most of the defects in their house, such as plumbing or electrical problems or leaks that occur when it rains.  When you decide to put your home on the market, you should repair any defects immediately.  Most purchase agreements require sellers to convey the property with all systems and appliances in working order.  Buyers may be frightened away by an inspection report that contains a long list of needed repairs.  Eliminating maintenance as a potential issue...

Buyers walk into your home and fall in love with it, but they will have to sell their home before they can buy yours.  Their offer contains a contingency clause that makes their purchase dependent upon selling their present home.  Should you accept their offer?             Your decision should be based on several factors.  Are they trying to sell their home themselves (a risky proposition!)?  How long has it been on the market?  If the house doesn't sell, can the buyers take out a bridge loan or make other arrangements to complete the purchase?  How important is timing for you?  Will the buyers agree to let you continue marketing your home and accept a non‑contingent contract (and void theirs) if their house does not sell? There should be a release clause in your contract th...

Are foreclosures on the rise or decline? CNN money.com states that -- The number of foreclosure filings across the country dropped in September, falling 8 percent from a 32-month high in August, according to a regular monthly survey. Deliquencies, according to an article I read on Cnn mney also states that ' "delinquencies and defaults fell to 223,538 filings, according to the latest data from RealtyTrac, an online marketer of foreclosure properties.RealtyTrac also reported that "nationwide numbers were down in all foreclosure categories, which include default notices, auction sale notices and bank repossessions, with 39 states reporting decreased activity."Folks, there may be light at the end of the downward spiral after all. What are your thoughts?
