Why wouldn't you consider buying a home during the winter months? Did you know that the majority of homebuyers slow down, and some even stop searching for a home during the winter? This always gives me pause, and generally leaves me with too much time on my hands. I like being busy, I like selling real estate, and I want to help you find your next home, land, vacation property, or investment property. There still is a great deal of inventory in my area and as winter rapidly approaches, those properties will receive less traffic in the form of showings. Do you know what kind of opportunity that presents for you as a buyer? That's right, less competition and perhaps a more motivated seller. No guarantee, but your odds might be slightly better. So, dress appropriately for the elements and ...

Is there trouble on the horizon for the multi-million dollar Hollywood East - Plymouth Rock Studios project? It was announced yesterday, that Plymouth Rock Studios has canceled their agreement for the big construction loan that would have allowed the studio to break ground in the next few months on their studio complex. It sounds like they are back to the drawing board and are exploring other alternatives. As reported in the Patriot Ledger, "the studio is optimistic that they will be able to obtain more favorable financing terms now that the economy has shown signs of improvement." I would like to believe that this is the case, but then there is reality. Is there anyone out there that wants to provide a construction loan for a multi-million dollar state of the art studio complex? Did you...

Single Family home sales have declined over the past three quarters of 2009 in Plymouth when compared to the same time period for 2008. First quarter started off with 655 listings, 93 sales and an inventory supply of 21.1 months. Second quarter had an increase in inventory (+30) along with a slight increase in sales (+24) thus reducing the months supply to 17.5.Third quarter saw an increase in inventory (+88) plus an increase in sales (+25) putting the months supply to approximately 16.3. Note: I have changed the above data since I first posted. There was an error in my formula and the inventory levels actually increased. Sorry for any inconvenience. Average sales price in Jan 2009 was $275,579 vs. $478,200* in 2008 (-42.4%) *5 properties sold over $700,000 in 2008 Average sales price i...

Southeastern New England is waiting for the final words that will tell the world Hollywood East is an actuality. For years the project has been planning, organizing, and promoting the possibility of a new, highly technically relevant movie studio and production facility. The funding for the project is the last hurdle in the future of the Massachusetts movie industry's effort to encourage movie making and production in the Bay State. Plymouth town residents are watching for developments like a Red Sox fan watches a possible no hitter developing. This is the month of decision. When the funding comes, Massachusetts will become the place for a new revolution. They are looking for one if by email, and two if by telephone.

It was a grey kind of day for the kick off of the Jazz & Blues Festival at the Pinehills in Plymouth MA today. However, regardless of the bleak weather, there was a decent gathering at the Village Green.   It was my good fortune that I was in the area to be able to catch a good portion of the set performed by, Next Exit. What a pleasant surprise. They are a group of very young men from Sandwich High School. A source mentioned that members of the band also play with other groups, and have played at other events and private functions. They were very pleasant on the ears and had a great deal of talent. Band Members Include Luke Martin - Lead Guitar Sean McGonagle - Violin, GuitarDana Murphy - Bass GuitarTyler Dennis - DrumsGavin Jones - Saxophone If you were lucky enough to be there, then ...

Pinehills in Plymouth MA is HOT, but it has nothing to do with the seasonal temperature. It has everything to do with the recent buzz. The latest news to hit the street and national television - Pinehills has been selected by HGTV as the new location for their 2010 Green Home Series. To see the official announcement, you can view the video clip at HGTV Green Home Series - Pinehills.I have written numerous posts about this community. It is so beautiful and masterfully planned, it does not surprise anyone that this location was selected by HGTV. The question is, what took them so long?Pinehills could not have planned the timing of this latest news any better. It will coincide with the launch of their latest style homes, The Cottage Series. Locating and keeping good tenants is crucial when you buy an investment property, so a little caution during the screening process can save you a lot of headaches later on. Intuition plays a role in a landlord's decision‑making process but it is very important to follow up on your intuition by checking on the facts. Ask your local REALTOR® to have prospective tenants fill out an application that includes both employment and personal references as well as the name, address and phone numbers of previous landlords. The application should also include written permission for you to run a credit check, if the prospects have not already provided a current one.  In most areas it is difficult and expensive to evict someone who turns out to be less than a model tenant, so it is wise to conduct a ...

Click the link below to read about the latest approval for Plymouth Rock Studios in Plymouth MA. This is another major step in the process as most everyone in the local area looks forward to a late Summer ground breaking. Though last weeks news of the State of Massachusetts no longer providing $50million in infrastructure loan funding is disappointing, it is hoped that the state will find other opportunities to support this project with public funds as appropriate. The economic boost that a world class movie studio and production facility will have on the local, regional, and state economy is too much to overlook. Isn't it time for Massachusetts to make a wise decision that benefits all of its residents?Plymouth Planning Board Approves Studio Master Site PlanI will continue to provide u...

Did you know, that East Bay Grille has expanded and will now be providing their fine cuisine at the Pinehills Golf Club?  East Bay Grille is one of my favorite restaurants on the waterfront in historic downtown Plymouth.  I have eaten there on numerous occasions and sent family, friends, and clients to this fantastic restaurant. For more information on their restaurant, visit their website East Bay Grille.  I was very pleased to hear of their expansion, and I am sure that it will be a boost for the golf club and an additional benefit to the residents of the Pinehills, Great Island, Seton Highland and the surrounding community.I look forward to my first dining experience at their new location.  If it is anything like their main location, I know I am in for a great dining experience. If y...

When a homeowner tries to sell "By Owner", they use a few basic techniques to get the word out. They place a "For Sale by Owner" sign from the local hardware store in the front yard, and run classified ads in the local newspaper, possibly list the property on Craig's List or other "For Sale By Owner" site. When a seller lists their home with a professional real estate agent, however, a very sophisticated process begins in order to generate a successful sale. REALTORS® have a backlog of prospective buyers who are looking for homes in their local market. Through the Multiple Listing Service (MLS), the agent cooperates with other brokers in the area, who will make appointments to show your home to their prospective buyers.  Professional REALTORS® also combine direct mail, telephone calls, ...

Expect the unexpected. Anticipate the hidden costs by researching the real estate and mortgage markets. Keep in mind that there are hidden costs and that you have different options to deal with them. The best way to avoid Hidden Fees is to ask and receive a complete breakdown of costs from both the lender and the escrow company at the time you open escrow and begin securing finances. Lenders are required to immediately send you a document called "good faith estimate". Take the time to review each charge carefully. Challenge the ones you don't find appropriate or that you don't understand. Don't wait until it is too late. Do your research ahead of time.  Hidden Extra Fees 1. Application Fee - Many mortgage applications do not require an application fee. Although you need to fill out the...
