If you plan on purchasing a home in Newton Massachusetts this spring then it is important that you learn about real estate rebates. Most homebuyers don’t even know real estate rebates exist, but they do. In fact that United State Department of Justice is on a mission to inform homebuyers about real estate rebates. In this current economic climate, it is more important than ever to save as much money as possible. Real Estate rebates will enable you to save thousands of dollars, literally. For example if you purchase a home for $300,000.00 you could easily receive a rebate for $4500.00. If you combine this with the Tax credit, that’s over $12,000.00 in total savings. I have received many email and phone calls from many potential buyers who are looking to buy properties called "Short Sale Property" Many buyers think that the only way to get a good deal is to buy a foreclosed property of short sale property. In the climate of housing down turn, there are (too) many buyers in my area; Newton, Boston and surrounding area searching for good deal. Well let make it more easier to understand, the think they can buy champagne with beer budget. It won't be easy around here!!! Short sale is hard, long and you may not get the house at the end.Buyer should understand what short sale really is. Short sale happens when the seller owing more than market value of the property. So it is not necessary that the property will be listed under market value. After the offe...

In Newton Massachusetts, property tax is base on a fair market value as of January 1st each year.  The City of Newton mail out property tax bills quarterly. The first two, due on September 1st. and November 1st. These are estimated by prior year value. The third is due on February 1st. and is probably the most important one for you to take more time and look more into the detail. The third quarter property tax bill, includes the the assessed value of the property and the tax rate, which determine the property tax of that year.  Also, the third quarter is the only prior the abatement application may be filed. There a several element that property owner should understand before filling the abatement. First, the owner abate on the fair market value assessment not property tax. So the owner...

After a lengthy discussion with your wife about selling your home, you decide to talk to your parents and ask their advice.  The next day you ask your colleague at work and then your brothers and sisters for their real estate advice. They are all excited for you and eager to share their accumulated tips and knowledge.  You add to all this by going on line and searching for the "expert" tips on home selling and what to do or not do.  By this time you are totally overwhelmed and confused by the enormous amount of information you have received. Twelve years ago, before I became involved in buying and selling real estate, I took a real estate course, just so I would understand better how to become an expert on my own personal transactions. I still slipped and made mistakes.  What does thi...

Since 2006,when U.S. housing market entered to a down hill recession, Realty Trac provided 2.3 million American homes have been repossessed. The white house has set aside $75 Billion under the home owner bailout plan ( AKA Home Affordable Modification Programm ), hoping that the $75 Billion will boot the housing market and take the U.S. out of recession.        With nearly one fourth of American homeowners in negative equity, and unemployment rate above 10%, no one can see any light at the end of the tunnel. But may be that is just the whole picture of American housing market, in Boston Massachusetts is a little different that what we have been reported to. The number of home sale in Massachusetts has incressed since May 2009 and continue to grow with number of over asking price sale...

Everyone in real estate knows that November and December are the slowest months of theyear, people are busy preparing their holiday party, family get together, shopping, buying gift. So most of the time, the open house turn a Halloween night, it's a ghost town. I had a friend who just had an open house over the weekend, and no one showed up. Many people just not thinking of selling at this time, it is time for family and celebration. But to people out there who is looking to sell in a near future, here is my advice. your holiday could be event better, by starting cleaning up, getting rid off some of your unwanted furniture, clothes, books, toys, anything that you would not take with you when you move. Well that make your house look better for holiday, right. Also, you can even put thing...

It's house tour season in Massachusetts. This Sunday marks the 27th Annual House tour in Newton MA.  I'm doing my best to keep Sunday afternoon free because this is one of my all time favorite house tours. Newton is a city of absolutely exquisite houses and neighborhoods.  Every year I go on this tour I find myself thinking "why would anyone want to live anywhere else?" It really is one of the prettiest towns I've ever seen - amazing houses and mature landscaping with enormous beeches shading many a house.  There will be eight private homes on this year's house tour.  The tour will include several neighborhoods and villages: Newton Corner Newton Highlands West Newton Newton Centre Chestnut Hill The tour benefits the Newton Historical Society and the Newton History Museum at the Jackson ...
