The Village at Highland park in Hopkinton is one of the nicer condominium neighborhoods in all of Metrowest Massachusetts. These condominium/town homes have distinct exteriors and interiors. The "Indianbrook" Condo's are situated off Route 135 on Elm Street in Hopkinton. Indianbrook was built in the 1980's. There are 112 town homes in this popular neighborhood. Indian Brook is one of the most well maintained condominium neighborhoods in town. The condo fees range from approximately the low 300's - $350 per month. The Indianbrook condos are 2 bedrooms and 1.5 or 2 full baths. The End units have a 1st and 2nd floor bedroom with a full bath on each level. The middle unit has both bedrooms on the 2nd floor. Newsweek magazine has released their list of America's 1300 Top Public High Schools.  They rank the schools according to this formula:  "Public schools are ranked according to a ratio devised by Jay Mathews: the number of Advanced Placement, Intl. Baccalaureate and/or Cambridge tests taken by all students at a school in 2007 divided by the number of graduating seniors."  Hopkinton High School ranks number 496 which puts it in the top 2% of schools ranked by this method.  For the Massachusetts Comprehensive Assessment System (MCAS), all 10th graders in the state are tested and scored according to their performance:  advanced, proficient, needs improvement, or failing.  Hopkinton 10th graders scored a combined 84% advanced and proficient in both the English and Math exam (these are the on...

This is what we've been waiting for...with just 67 single family homes on the market, inventory of homes to buy hasn't been this low in the month of August since the year 2004 when there were 65 homes.  I check the inventory level on the 15th of every month for the purposes of this chart: In a supply and demand industry, as supply goes down prices should go...you got it, up.  This information is important for both buyers and sellers to keep in mind. However the avg. and median sales price is holding and actually up a little. This is a scene from a typical hopkinton sunday afternoon. these concerts are sponsored by the parks and rec. dept. and every sunday there is a different style of music. This week its island style from "cocobanana" and everyone young and old brings there lawn chairs and picnics. they also sell burgers, popcorn and home made strawberry shortcake. This is another reason why Hopkinton is a "Great place to live!"

The following chart shows market activity statistics for the full year of 2007 vs 2006As you can see the number of sales is actually up and the  sales price is quite close to asking. On the % ssold price I tried to show the % from original list price compared to the % from final list price (after price reductions) to sold price. This tells me that when homes are priced too high they sit and when they get to the correct price they sell quickly and close to asking price.

  The Hopkinton Gourmet is a locally owned coffee shop/catering business located at 43 Main Street in Hopkinton Massachusetts, 01748. The Hopkinton Gourmet is owned by a transplanted Englishman named David Philips.       David Philips is a wonderful gentleman who took ownership of The Hopkinton Gourmet in January of 2007.   2007 Review: Even if you're not following the real estate market, you could not have missed the media blitz telling you- Don't buy a house this year! And of course the collapse of the subprime mortgage industry (predatory lenders were lending money to people they shouldn't have been putting into adjustable rate loans). First of all, those news stories were national generalizations. All real estate is local! I had just attended a public meeting to discuss the projected $1.4 million shortfall in the Hopkinton budget. One of the themes presented was one town one problem one solution, I was talking to a friend about how in every town there are differing camps mostly based on the "whats in it for me" point of view: people with kids in school , want money spent on schools, those whose kids are all done don't want to spend anymore. I think one thing we can all agree on is our homes are our largest equity investment. It seems to me that to protect that investment and its growing equity is what could be the common denominator for all of us.
