The boats of Hingham Harbor are leaving the harbor for their winter hibernation.  But the Hingham Real Estate Market for the last 30 Days has seen 20 single family homes sell at an average sales price of $821,366!  The average time on the market was just a little over 75 days a big improvement.  Looking at the previous year,  month over month, that saw 15 homes, sell at an average of $567,900.  And it took an average time of 108 days to sell.  Also important to note is that the median price of the sold single family home was in the mid-$600's, showing that Hingham has housing stock at many price points.  The "take away" here is the improvement in both the price & volume of homes that sold year over year.  The market is showing that the homes that are accurately priced, even in today...

 September Single Family Sold Numbers for Marshfield Fall is in the air in the seaside community of Marshfield.  Summer of 2010 has left us with a mixed real estate market in Marshfied.  For the month of September, Marshfield has seen only 11 single family homes sell.  However the average sold price for a single family home is up from $378,809 to $410,382.   So pricing is up, but volume is lighter...a true mixed message.If you are feeling mixed about the Marshfield real estate market and seek compentent advice, we should talk.  You can contact me via my profile page.

"We have concluded our review of the master plan and are in the final stages of making our recommendations to the School Committee," Committee Chairman Andrew Shafter said. "Now we are seeking input from the community on our findings." the Hingham School Committeee will offer two public hearings to solicit public input from the community before submitting it's Master Plan to the Hingham Board of Selectmen.  The first of the two meetings is scheduled for Tues., Sept. 28, at 7 p.m. in the Middle School library. The annual 24-hour Jerry Lewis Muscular Dystrophy Association Telethon party will kick off Sunday night at Sha’aray Shalom, 1112 Main St. in Hingham. The public is welcome. In 1976, Jay Tolman and five friends stayed awake through the night to watch the entire Jerry Lewis telethon. Their willpower inspired donations from friends that added up to $50. Sales of homes priced at $1 million and up have accelerated this year in Massachusetts despite widespread uncertainty about the economic recovery.  On the South Shore, Hingham, MA has been the epicenter of the high-end revival, with 28 homes priced above $1 million changing hands this year. Between Jan. 1 and mid-August, sales of million-plus homes increased 37 percent statewide compared with the same period last year, according to the MLS Property Information Network. A variety of factors are contributing to the market recovery: corporate restructuring has brought more relocated executives to the area; and international buyers are a bigger factor. Pinkberry, a low-cal frozen yogurt chain that has been popular among celebrities, has opened its doors in the Derby Street shoppes in Hingham, and is the first and only location in Massachusetts.   The first store opened in January 2005 by Korean Americans Shelly Hwang and Young Lee.  The tart, frozen dessert has a groupie-like following who sometimes refer to it as "Crackberry".  The company acknowledges its cult-like following by maintaining a "groupie corner" on its website.

The Trend in Home Sales in Hingham MA - Improving, or...? Home prices in Hingham on average are falling! Home prices have fallen 5.2% since June of 2009. The current average listing price of homes for sale in Hingham MA is $1,030,870, up 0.6% from a month ago. Compare this to the current median sales price of $552,500 - where half of sales are above this amount and half below it. Prices of 2 and 4 bedroom homes down while 3 bedroom homes are selling for more. Actors Mark Wahlberg and Will Ferrell will be at the Patriot Cinemas in Hingham for the premiere of their new movie, "The Other Guys" on August 3. A premiere party and benefit will be held at Alma Nove, Mr. Wahlberg's brother's restaurant located in the Hingham Shipyard.  The film is scheduled for nation-wide release on August 6. The 7th annual Taste of Hingham will be held this Saturday, May 22 on Main Street in Hingham Square.  The event features food from many Hingham restaurants, live music, horse-drawn hayrides, children's activities and showcases from local boutiques and artist galleries. What a great idea! The Hingham harbormaster has scheduled a free basic boating safety certificate course from 7-10 p.m. May 25 and 27 and June 1 and 3 at Hingham High School, Room 124, 17 Union St., Hingham.  Participants must attend all four sessions to complete the certificate. The federally approved class is open to people 12 years and over, regardless of their boating experience.  Those who finish the class will receive a basic boating safety certificate and be able to legally drive a boat in all states that require completion of a basic boating safety course.  Young people ages 12-16 who complete the course can operate a boat without adult supervision. The Hingham historical society's 86th annual tour of local homes will be from 10 a.m. to 4 p.m. June 11 and 12. Over the years, the historical society has worked with homeowners to open a selection of homes annually to the public. The event also serves as the organization's largest fundraiser. "What people learn from just looking at these houses is amazing," tour coordinator Jennifer Schwartz said. "Hingham has pretty much always been a working town," Schwartz said. "They may be large today, having been added on to over the centuries, but most of these homes started out as modest Capes, built by farmers or blacksmiths, or coopers."
