 What’s better than having a closing? Having two closings!! We are listing agents, and we often represent the homeowner as a buyer’s agent after we have their home pending.This morning, we closed on 15 Mount Street in Franklin MA. This older colonial has 6 rooms with 3 bedrooms and 2 full bathrooms. The lot is 1.88 acres and is located in a country area.The afternoon was the setting for their purchase at 10 Spring Street in Westborough MA. As we wrap up 2017, I can honestly say that print marketing is alive and well. I can always rely on my postcard direct mail marketing to continue to restock our listing shelves. The just listed, sale pending and closed another one postcards complement the marketing of each listing, along with fortifying the branding of the Todaro Team.  My January newspaper ad is due by the middle of December, and this is the January issue dedicated to giving thanks to those who listed with us. The end of the year is fast approaching, and the thought of business planning is now. I’ve managed real estate offices for 35 of my 39 years in real estate, and I’m confident in saying very few agents have a written business plan. Most have goals, and those are monetary, for the most part.  Missing from the equation is how they “plan” on reaching that monetary goal! Creating a business plan is a critical task, if one is not intending to work “on a wing and a prayer.”  Assuming one has a business plan, and that plan worked well during the year, it’s not a good idea to create another business plan.  Why reinvent the wheel?  Make adjustments to that plan.  Maybe one could freshen up the marketing materials to provide a new look.  We all know “the eye buys” and that applies to marketing mat...

     The Local Town Pages newspaper is one of our favorite sources for print marketing. It's mailed to every home and business is the town of Franklin. This is our hometown newspaper, and sellers love it. I always have a 3/4 page for our new construction at The Alcove also. By the way, our other favorite source is Direct Mail Marketing with postcards. I love those postcards!!!!  It is common knowledge that I’m a product of “old school marketing,” and along with my online marketing, I provide offline print. This is a ¾ page newspaper ad in the newspaper called “The Local Town Pages.”  “The eye buys” and nothing is more magnetic than aerial photography provided with a drone. We are listing agents on The Todaro Team, and I search for new inventory every week.  I refer to our listings as our inventory.  In a seller’s market, the shelves empty quickly, and it’s a consistent marketing effort to replace that pending inventory with new fresh listings. Pricing properly is the key to moving property.  When each listing closes, it does not mean the marketing has ended.  It means it’s time to execute the last of the marketing.  After each of three properties closed today, the online and offline marketing was initiated.My first task was to update Realbird and change the status of each listing on their respective websites. Then each website was posted to ActiveRain and the real estate website of each team member. My own website has each listing posted and that feeds to my Facebook business page. My personal Facebook page also has the updated status of each listing and some promotion for the listing agents. Three postcards were created and are now appearing online.  Print marketing is the method I use to secure listings.  Offline marketing is not a favorite of most real estate agents, and I’m convinced that the price is a major factor in their decision. It’s expensive, but we all clearly understand that it takes money to make money. It’s always a risk, but if it were not, the size of the newspaper would be triple and the results diluted. This is what my full page ad for some of our existing business looks like plus a half page ad for our high end home subdivision in Franklin.
