They, the real estate brokers on Martha's Vineyard, have driven this new development and evolution.Goal?Approximately 60% of the currently active listings on Martha's Vineyard are listed by companies that are the charter MVMLS members. Another 20% of active real estate listings on Martha's Vineyard are listed by those who are already REALTORS®.  As such, the MVMLS is in a position to be able to ramp up to over 80% market coverage fairly fast, and then head toward the goal of more than 95% market...

My wife was a counselor at Camp Jabberwocky many years ago, still has very good memories, and is fond of their efforts. If you don't know, Camp Jabberwocky is the longest running overnight camp for children and adults with disabilities in the United States. Well, this weekend, in on of their ongoing efforts to raise funds, they are hosting a 5K run at 10 AM at the Farm Institute in Katama (Edgartown). There is a $25 runners fee for the 5K run (10 AM) and for the 1/2 mile fun run which follows it at 11 AM there is a $12 runner fee.  There will be entertainment by the world famous Vineyard Sound at 11:30, too. All proceeds will help Camp Jabberwocky keep providing fun summers for many kids and adults with disabilities. If you are there for the Clinton/Obama festivities while Chelsea gets ...

Thanksgiving thoughts are traditionally very personal spiritually or family oriented.  I certainly love and cherish my family and friends (and dog of course) although this year my thoughts seem to be much broader and maybe in some ways selfish.  The airwaves (ok, and wires) contain quite enough bad news about the world and its new global economy, thank you very much.  And yet, there seems to be more hope in the air than I have experienced in a long time.  As the incoming administration forms, their popularity is on an increase, a trend we have not seen for quite some time.  I am as proud of my country as I can remember.  An end to an unpopular war and a return to focus on our and the world's security seems close at hand. At least for now, there is a significant rebound in the stock mark...

The Island is always trying to come up with viable affordable housing developments. Todays' Martha's Vineyard Times reports that the latest of these "Jenney Way" will go on the market shortly.  In partnership with the Island Housing Trust (IHT), IAHF will sell the nine houses to households earning between 80 and 140 percent of the Dukes County median income (MI). Sale prices will range from $160,000 to $330,000. The houses were built by and island firm "South Mountain" they are the first houses certified by the U.S. Building Council LEED (Leadership in Energy and Environmental Design) on the Vineyard. Four of the houses are equipped with solar electric systems and all were built to maximize energy savings. To read more click here

Here is a round up of this weeks sales. The Edgartown property was a great newer contemporary home it generated four offers in the end, I think a quick close took it over best price offered.  Hakala was a commercial listing, a restaurant in Vineyard Haven and Luckey was a historic style home situated in Vineyard Haven, it was in need of some updating.Edgartown - $799,000 Sold for $775,000View here-> BROWN PropertyVineyard Haven - $995,000 Sold for $900,000View here-> HAKALA Property          Vineyard Haven - $995,000 Sold for $921,375View here-> LUCKEY, TR Property

We had a few inches of snow fall on the Island over the weekend. The Island is always beautiful after a fresh snow, there was just enough to make everything picturesque. Not enough for the schools to close. Here are some photos of the Island at its best in winter, from the Edgartown Ligthouse to the MV Home Ferry

Life on the Island is unique, it has it's own quirks and vocabulary. If you were not born on the Island you are known as a "wash-a-shore" no matter how much of your life you have spent here. There are two state of being you are ethier "on-Island" or "off-Island". You refer to everything besides the Vineyard as off-island.Walking through a pond to get to a beach party is normal.Driving on the highway is scary.Paying 3.50 a gallon is normal for gas.You actually get jokes.

This one is hot of the wire. Wonderful custom built home situated on over an acre. I love this house, it is close to Lake Tashmoo and the village of Vineyard Haven. The grounds are extensively landscaped, the interior is a post and beam style home. It has a full basement, an apartment and a two-car garage. It has been priced to sell at $989,000. It was previously lisited at $1,250,000.

I previewed this new listing in Katama recently. Located in popular Edgartown Estate, it is close to the bike path, about 1.5 miles from South Beach and town. This neat little contermporary is situated on a half acre lot. Per the listing broker it is possible to build a guest house on the lot. There is plenty of room on the lot to situate the guest house. This location is popular with vacationers. Good rental potential. Click here for a virtual tour

I really consider myself very lucky to live on this beautiful Island. As I was going through some of the office photos yesterday I found the following Vineyard scenes, these are some of my favorite Vineyard scenes. Some of these photos were taken by my colleague Diana Gilmore. The harbor scenes are by Louisa Gould. Enjoy.

Over the past several years many majors insurers have retreated from coastal communities all over the US, including the Cape and Islands. Homeowners are left with the State Fair Plan as the only source of home  insurance.  One client recently commented that "he did not realize life on the Vineyard was so perilous" in the end a local insurance agent did manage to find a couple of reasonable options for this homeowner. An article in the Cape Cod Times last week caught my eye, it seems there is a new kids in town, Narragansett Bay a Rhode Island firm will be offering polices on Cape Cod and in other coastal location. It will be interesting to see if they enter the Vineyard Market.  To read more Click here.

This morning I previewed this new listing in Edgartown.  It is situated in exclusive Kittsfield, walk to town and the harbor.  This house comes fully furnished, it has five bedrooms and four baths.  A really fabulous home in great condition and it probably has about $100K worth of furniture etc. included in the price, it is completely turn key. We do not see listings of this caliber often, the market seems to be flooded with fixer uppers and homes that have not seen a renovation since the early 1980's.  This one has generated a lot of buzz this morning.
