Homes sold in Duxbury - September 2013 The busy summer for home sales in Duxbury, Massachusetts, slowed dramatically in September, as it usually does at this time of year. 12 single-family homes sold in September down from 27 in August and 13 in September 2012 a list with details about each sale appears below The AVERAGE SALES price was $615,000 down from $626,000 in August and $928,000 last September LISTING price was $641,000 down from 650,000 in August and $1,013,000 last September ORIGINAL price was $648,000 down from $684,000 in August and $1,112,00 last September ASSESSMENT was $507,000 AGE is 38 years (built in 1975) Average = total prices / number of homes. Powder Point, Duxbury The Powder Point neighborhood in Duxbury has two main roads that encircle the peninsula. King Caesar Road runs down the south side to the Gurnet Bridge, and Powder Point Avenue runs back along the north side toward the center of Duxbury. The Gurnet Bridge is often called the Powder Point Bridge, or even the Duxbury Bridge.   It's the wooden bridge that leads from the end of Powder Point to the Duxbury Beach. Powder Point is entirely residential single-family homes. There are families here whose lineage goes back 11 generations to the Mayflower, Myles Standish and the Pilgrims. Standish Shores, Duxbury The Standish Shores neighborhood is a private, quiet peninsula in Duxbury. Captain Myles Standish lived here, in an area that was known in the 1600s as the Nook. Now a monument to Captain Standish stands in the middle of a state park bearing his name on Standish Shores. The monument is visible to boats and helps mariners navigate the waters off Duxbury and Plymouth Bay. Standish Road forms a loop, connecting with Crescent Street. The other main road, Marshall Avenue, dead ends near the shoreline. Standish Road empties into the traffic circle at Hall's Corner. It occupies the center of the shoreline in Duxbury, with Bay Road to the south and Washington Street to the north. Standish Shores is residential. Snug Harbor, Duxbury The Snug Harbor neighborhood is on Duxbury Bay in the center of Washington Street. The nearest cross street is Harrison Street. Washington Street runs along the north half of the shoreline in Duxbury from Powder Point to Hall's Corner. Bay Road runs along the southern half of the shoreline. Snug Harbor is a public focal point for local activity in Duxbury. Several popular shops make their home here, including the ever-popular French Memories bakery. On a warm day, there's nothing more pleasant than sitting on the deck with a scone and coffee.  The harbor itself, and the Duxbury Yacht Club, is just off Washington Street. In 2014, the new, and astonishing, co-located Middle and High School will open up for students on the same campus. The Duxbury High School is ranked #10 in Massachusetts by U.S. News. Tinkertown, Duxbury The Duxbury neighborhood of Tinkertown is an area on the southwest side of Duxbury. The area runs along both sides of Elm Street and Tobey Garden, north of Tremont Street, from Tremont Street up to the Route 3 overpass. Tinkertown was established in 1757. Many tinkers and other tradesmen, especially those serving the shipbuilding trade, lived here in years past. In the past few years, homes in this neighborhood have sold for prices between about $300,000 to $600,000. The Duxbury public schools start with Chandler Elementary School, then the Alden School, Duxbury Middle School and Duxbury High School. The side streets off of Elm are very quiet. The Duxbury public schools start with Chandler Elementary School, then the Alden School, Duxbury Middle School and Duxbury High School. I lived here once, over ten years ago. It's really nice, quiet and friendly. It's surrounded by conservation land and edged with a big pond. Grayson This is my favorite picture of me and my son, Grayson, who turned 15 recently. He was nine in this picture, and growing up fast. He is now 6'3" and is following his destiny by teaching at computer camp this summer near Boston. A great new world awaits him and his friends. It's a world unlike any we've ever known. Duxbury home sales report for June, 2013   49 single-family homes sold in Duxbury in June   - that's three times the number of sales as in May.  The average LISTING price was $748,000.     (Average: total prices / number of homes) The median listing price was $610,000.     (Median: the home halfway down the list) The average SALES price was $726,000. The median sales price was $600,000. The average number of days on market was 67. The average price paid per square foot was $246. There are only 89 single-family homes on the market in Duxbury today. That's very low, and puts a premium on quality homes for sale. With all the sales, there's now less than 2 months of inventory, and only 24 new properties came on the market in June. With 49 sales in June, that means there's even less inventor... 07/04/2013
