The Chandler Quadrangle is an area that contains about 800 single-family homes. In 2013, 30 of those homes changed hands. I've included two lists, sorted by price and by address, below, showing the particulars of each sale.  There are four homes for sale in the Chandler Quadrangle now (February 25, 2014). In January 2014, Duxbury's real estate market was much more active than the previous January, with 16 closed transactions compared to five in January 2013.  Prices paid were in line with the 2013 averages. So while prices don't seem to be rising much, properly prepared, properly priced homes are attracting willing and able buyers. For the second week of February, I'll be on a cruise from Miami to Tortola and around the Caribbean. Now, I wouldn't go on an ordinary cruise. This is no ordinary cruise. Cayamo is music 24/7. The musicians this year include Lyle Lovett, Brandi Carlile, Kris Kristofferson, Ricky Skaggs, Buddy Miller, Todd Snider, Jim Lauderdale, David Bromberg, Chuck Cannon, Kat Edmonson, Elephant Revival and about twenty other acts. Duxbury home price appreciation - 10 year chart   Here's a very helpful graph! It shows how Duxbury home prices climbed in the early years of the last decade, topped out in 2005, and then declined to their 2002 levels in 2010, and have remained in a narrow price band for the last three years. What's important for homeowners to notice and, hopefully, take to heart, is that the prices home buyers paid between 2003 and 2008 were abnormally high. We've had a bit of a snowstorm here, in case you haven't heard. Some people are saying that, as a storm, it's a bit disappointing even: not really a snow "event"!  The sun has poked through here. taking the edge off of the cold. Driveways are getting plowed out, and the snow has stopped. So the kids need to get out of the house! It's a school snow day. Mid-year exam schedules will be scrapped, but that's a worry for tomorrow. Today, it's time to go sledding! Miramar is a religious retreat at the foot of Bay Road. The hill is not very steep or long, and it has a long flat run after the slope. It's quite a feat to ride all the way to the fence. I didn't see it happening when I was there today, as you can verify from the tracks. Beautiful!

I've been writing this blog since the end of February 2013. It's an important part of my business plan moving forward. I've discovered that there aren't many agents in my area, the South Shore of Massachusetts, who use the internet very effectively in building their businesses. I believe that, and time will tell whether, I have a window of opportunity here to create an online brand around my name and value proposition.  I know why the internet isn't widely, intensively, or even properly used here. It's not because agents can't figure out and keep up with the latest fandangled attribute of Google+ or SEO. That's also part of it, but it's not the real driver.  Duxbury appreciation based on Price Paid per Square Foot   Here's an interesting chart. Duxury prices never went below their 2002 levels, on a per square foot basis, and have been meandering around that level for the past three or four years. Our town has a median price above $600,000. That's been pretty steady for the past few years also. One thing this graph implies is that when you use a good Realtor in Duxbury, he or she will have quite a bit of reliable, steady data to inform your pricing decision. If you, as a seller, are willing to understand what the market is telling you about the value of your property and price it accordingly, you can be fairly sure that it will sell quickly. The best trick-or-treat Halloween neighborhoods in Duxbury The votes are in! The best neighborhood for children to go trick-or-treating in Duxbury is, hands-down, Weston Farms! Open the door and come on in, dear ones! Simmons Drive is the main road through Weston Farms. It has two entrances off Route 139, just west of Route 3A. Simmons Drive presents some obvious advantages for candy gatherers. Parking on the roadside is easy and safe. There are three cul-de-sacs on Rachael's Lane, Windy Hill Lane and Orchard Lane. Well I just had a fabulous evening! My most excellent client, Todd, a JetBlue captain, told me he had to make a maintenance check-out flight on an Airbus A320, a commercial aircraft that's about the equivalent of a Boeing 737 with a bigger cockpit, in a few hours, and asked if I had time to join him! You bet I did! I learned to fly about six years ago, but I never flew anything except a single-engine Cessna. My client is former Navy pilot who is now a captain for JetBlue.
