It has come time to say" Thank you for wonderful memories and wonderful people I have met in the past 8 years".  It is no longer in my family's best interest to continue with this career choice. I love what I do and dreamed about being a Real Estate Agent since I was just a teenage girl. I made that dream come true when I was 34. I invested my heart and soul into the industry since 2004. With the decline in sales and clients my dreams and drive has come to a crashing hault. I can not afford the Board dues,MLS fees and so on.   I will continue to hold my Real Estate license in Mass and take a one year break. I wanted to say how lucky I have been to meet some extrodaniary Agents, Clients a made new friends along the way. I will refere out any possible sales/listings to agents in my curren...

A Danvers MA home buyer should receive a brochure, Home Inspectors Facts for Consumers Sheet, at the time of the signing of the first written contract to purchase. A standard home inspection in Massachusetts is a visual examination of the physical structure and major interior systems of a residential building consisting of one to four dwelling units. It should be understood that there are certain risks inherent in the purchase of property and a home inspection is inherently limited in its scope and depth. The information gained from home inspection conforming to the Massachusetts Home Inspector Standards of Practice may reduce some of those risks, but the home inspection is not intended to provide the client with protection from all of the risks involved. Warning to those searching Craigslist for Rentals! I have heard various different versions of the same scam involving Craigslist.  In a nut shell, the con artist takes a home that is being listed for sale by a local Realtor and posts it as a rental by owner as well. It is all an effort to get your personal information and possibly a first and last deposit on a home that you can never live in. Be very careful when dealing with anyone on a rental that claims to be out of the State or Country and needs to do the transaction by e-mail.   If the wording of the post seems odd, don't hesitate to go with your gut feeling and investigate the situation further.  For example, I saw one earlier today that said many have offered to rent this unit, I am just waiting for the right person who will appr...

The absorption rate is the rate of sale per month stated as a percentage. For Example, if the absorption rate is 8%, then 8 out of 100 properties for sale sold that month. This report shows the underlying strength of the market by comparing the percentage of "For Sale Properties" that sold in the prior period to the current period. This report detects imbalances between the supply and demand for real estate. The absorption rate is affected by the: number of units that sold and the number of units for sale. If the absorption rate is rising, the market demand for real estate is improving and if it is falling, the market demand is deteriorating. The ABR designation, otherwise known as Accredited Buyer Representative, means that your Realtor has taken time to learn how to better serve you as a Buyer's Representative.  This is beneficial to the home buyer since aggressive representation can make a difference in the process.  This designation carries four requirements, all of which must be met before the designation is conferred on a Realtor.   The requirements are not extremely difficult to meet, however do require a lot of work on the part of the Real Estate Professional.  Completion of a 2 day Designation CourseCompletion of one Elective CourseFive (5) Verified transactions in which the agent acted only as a Buyer's AgentMembership in the National Association of Realtors and the Real Estate Buyers Agent councilThe two day Desig...

Danvers is a quiet residential community of rolling hills and pine forests, yet it is also close to major highways and shopping centers.  Education is of prime importance and the town provides a scholarship fund, comprehensive summer school and adult education programs.Danvers' attractive neighborhoods feature a variety of homes, from charming victorians and large colonials in older, established neighborhoods, to ranch and split level styles in more recently developed areas. The population of Danvers is about 25,000 and the distance to Boston is 31 miles.Regards,Jay Burnham, VPColdwell Banker Residential BrokerageNorth Shore, Massachusetts

History The land that is now Danvers was once controlled by the Naumkeag branch of the Massachusett tribe. Around 1630, settlers converted an existing Naumkeag trail into the Old Ipswich Road, creating a connection to the main cities of Salem and Boston.[1] Danvers was permanently settled in 1636 as Salem Village, and eventually petitioned the Crown for a charter as a town. According to legend, the King, rather than signing the charter, returned it with the message "The King Unwilling." On June 9, 1757, however, the town was incorporated anyway, and the King's rebuff was defiantly given a place on the town's seal. The historical event for which Danvers is probably most well-known is the Witch Hysteria of 1692. From the Battle of Lexington onward, Danvers has been represented in the Armed...

One of the most under utilized aspects of networking and promotions is actively promoting your client's business. The main reason Realtors miss this opportunity comes from the constant need for self promotion. Self promotion is normal but having your client promote your services will be stronger when they receive business from your referall.  The old axiom that one hand washes the other is very true and it can't be taken granted that past clients will automatically refer you. So with this blog I would like to thank  Rich Kraby and all the folks at http://www.totalentertainment.biz for always doing a great job when it comes to serving my real estate entertainment needs. Here is a company that takes care of all the details when it comes to throwing a party!Rich and his team can provide a m...
