When it comes to buying and selling a home, a home inspection is a significant step in the process. It can be likened to removing a veil of sorts, in that, a home may look great and appear to be everything you ever dreamed of, but a home inspection reveals the good and the bad. Having a home inspection allows you to see a house up close and personal, and enables you to make an educated decision on how to move forward after seeing the good and the bad. Sometimes and inspection can lead to a buyer deciding not to move forward, but if nothing else it is leverage to get a better deal. On a side note to sellers, If a home inspection is being performed on your house, STAY AWAY! As a seller it is natural to want to defend the defects found in your home, but a home inspection is no the time or...

The real opportunity with a vacation home is not the fact your family will love you, or your friends and colleagues will covet your home and want to visit. The real opportunity is to put your money into a growth investment that you can use.  Real estate is at a point right now that you can sink way less than the $2,000,000,000 that JP Morgan Chase lost in the market last week and come out so much further ahead in 5-10 years.  No sense in throwing your money away, why not have  your money work for you while it works for your family and friends. Fractional ownership is one way to get far more bang for your buck.  This is getting together a few of your friends to share in the ownership and time in the place.  This is common here in the Northeast where families share their ski lodges.  This...

When purchasing a home, it is common to request that the seller pay your closing costs. This provides a great opportunity for buyers to minimize their out of pocket expenses for lender fees and other prepaid expenses that come along with purchasing a home.

Since launching on Thanksgiving day 2011, my team and I have seen a healthy and steady increase in new visitors to MungoList.com. Every Listing on MungoList has a unique SEO (Search Engine Optimization)  friendly URL that links directly to your listings and your contact info so that all prospective buyers can contact you directly. The key is that the property address is in the URL so when buyers use search engines to perform searches in a particular neighborhood, your listing will appear in the search results. This is similar to Trulia and Zillow, however we do not charge you a fee to be exclusively featured on your own listings.  As we continue to grow, we will always be looking to improve our strategy to help you increase your listings exposure and sell faster! Increased traffic on Mu...

In today’s climate, mortgage lenders have become very conservative about how they lend their money. As a result, there are many buyers who do not qualify for a mortgage.  Getting declined for a mortgage can be discouraging but that doesn’t mean you have to give up on your quest for a home. If your credit is not up to par you may only need to take a few steps to improve it to enough to purchase a home. A good mortgage lender or credit counselor can tell you what steps you need to take to get on track. No matter how bad your credit report may appear you can always take steps to make it better.  For some buyers this may take a few months and in other cases a few years, but at the end of the day, if you are disciplined and follow the steps outlined by your mortgage pro or credit counselor y...

This Spring has been one of the most competitive I’ve seen in years. As a result many buyers feel like they can’t catch a break. In many markets throughout the country, the Spring market has given birth to property bidding wars of the like we have not seen in years. This turn around has been fueled by historically low interest rates, improvement in the unemployment numbers, lower home prices relative to the peak and increased optimism about the economy. For home buyers it is important to understand how to make an offer. The very first step in the process of making an offer is understanding the market value of a property. Before I a make an offer for any of my clients I perform a CMA (Comparative Market Analysis). This provides a real time valuation of a property based on the sales comps...

If you are trying to sell your home but it continues to linger on the market, here are the top 4 reason why: 1. Pricing – If your home is overpriced, you will miss out on many buyers that would have viewed your home had it not been overpriced. If you price a home too low, you will increase the likelihood of a bidding war, which is great for any seller. If you price it too high your home may linger on the market and become less attractive to buyers. The longer a home sits on the market the less a buyer is interested in viewing the property which decreases the sales price in many cases. 2. Presentation – A huge part of selling residential real estate, is making sure  a home looks its best. This includes, the landscaping, staging, interior paint colors, lighting and removing all clutter. I...

While great landscaping can make the right first impression and even increase a homes value, bad landscaping, or a lack there of, can really effect how fast you sell and your final sales price. Landscaping is something that is commonly overlooked, but studies have shown that homes that are professionally landscaped sell faster and help increase a neighborhoods home value, especially if the majority of neighbors do the same. For more info on landscaping and some quick tips for landscaping on a budget visit http://www.bhg.com/gardening/landscaping-projects/landscape-basics/money-saving-landscaping-tips/. This article on the Better Homes and Gardens website will give you some great pointers to help you transform your landscape and get your home sold fast.

Many For Sale By Owner Sellers Make the Mistake of trying to oversell. As a FSBO seller, it is important to make sure your home is presentable in regards to being clean, nicely landscaped, staged properly and clutter free. But another factor that is less talked about is how to successfully interact with buyers and make them feel comfortable as they view your home. I have been to many showings and open houses hosted by FSBOs over the years and I find that many sellers tend to try and oversell their homes. Specifically, they share their likes about the property and location instead of letting buyers look at the home from their personal perspectives.  Buyers need to be able to envision themselves in a property before they can look at it as their home and when a seller continues to inject t...

Boston Market Report Q1 2012 – The Numbers Show Improvement Across The Board The Boston Real Estate market is showing signs of a rebound following some healthy growth in Q1 2012 vs. Q1 a year ago. I was recently browsing MLS and saw an entry only listing a.k.a. a For Sale By Owner (FSBO) listing that was offering a $1 dollar commission. Not 1% but $1. The property was priced at over $500k. After lingering on the market for close to 6 months, the listing expired and the property didn’t sell. I called the seller and am in the process of potentially getting the listing but I hope the seller learned her lesson. Over 90% of buyers work with an agent and as a result she eliminated 90% of the potential buyers that would have viewed purchased her home. Many FSBO sellers don’t value the expertise an agent can provide in assisting with getting their home sold. They think agents are only out to make a big commission and don’t really add much to the transaction. While many FSBOs succeed at s...

While your home is a reflection of you, it is important to look at your home from an objective perspective when it comes time to sell. One area that can make a significant difference is your choice of paint colors. You may like dark rich reds or vibrant pastels, but many buyers may not share your taste in this regard. The wrong color can act as a distraction and become a real negative when showcasing your home. For example, rich colors and accent walls can really add a nice touch, but they can also make a room look smaller. When selling a home, it is best to paint the walls with light neutral colors throughout the home. Lighter colors make a room look more spacious and brighter, which is more attractive to buyers. Instead of walking into a room and asking, “why did they pick those color...
