This onerous regulation is going to require property owners and residents to submit energy usage or face fines of up to $9,000.00 for residents or $90,000.00 for commercial property owners. The details from the Greater Boston Real Estate Board are below, but this is clearly a "stick" vs "carrot" approach and has not produced any tangible benefits in energy conservation in areas of the country where it has already been attempted. North End one bedroom condos (popular with first-time buyers) and West End one bedrooms (popular with medical residents and professionals) have shown good growth over the past 6 years. In the January 1, 2007 - March 1, 2007 time frame, the average price of a one-bedroom was $306K or $495.00 a square foot (all information obtained from MLSPIN). In the same period in 2013, the prices jumped 20% to an average price of $368K or $634.00 a square foot. Given the lack of inventory, low interest rates and rising rents I think the one-bedroom / two-bedroom market in these areas is going to be very competitive for the Spring 2013 market. Make sure you have a buyer agent experienced with multiple-bid situations, like Buyer Agents of Boston, so your dream home will be come a reality.

Although it is snowing outside, I'm thinking of opening day and along with it the Fenway condo market. Just ran some numbers and one bedrooms are stable with where they were back in the January 1 to March 1, 2007 timeframe where the average one bedroom sold for $311K was a little bit higher than in the same timeframe as 2013 where the average selling price (all info obtained from MLSPIN) was $298K. For the two bedroom condo market, the average sale price in 2007 was $369K and in 2013 the average sale price increased 11% to $410K. Thinking about buying a home near Fenway Park? One of my buyers who was just pre-approved asked me if we should set up her search for homes a bit above her price range. Fair question.  I often set up searches for my home buyer clients above their pre-approval maximum, but in this case I said we should not. In what price range should you look for a home?   It may sound like an obvious silly question - in the price range you can afford, right?  But there is more to it than that.  Consider the following when setting up a property search online or through a buyer's agent on MLS: 1. Not to be outdone, Beacon Hill is not too far behind it's neighbor when it comes to price appreciation over the past 6 years. For one bedroom condos, the average selling price in the period of Jan 1, 2007 - March 1, 2007 was $419K with a price per square foot of $672. In the same period in 2013, the average selling price jumped 38% to $581K with a $731 price per square foot. Looking at two bedrooms, the average sale price jumped from $721K in the Jan 1 - March 1, 2007 period to $939K in 2013, an increase of 30% with an average price per square foot of $753 in 2013 (all data provided by MLSPIN). I just ran some numbers for a Back Bay client and 2 bedroom prices are up over 45% since 2007. In the period of Jan 1, 2007 through March 1, 2007, the average 2 bedroom condo in the Back Bay was selling for $966K with an average price per square foot of $677.00 (all info obtained from MLSPIN) Fast forward to the same period in 2013 and the average selling price was up to $1,406K for a 2 bedroom condo and a price per square foot of $990.00. Blizzard Nemo in West Roxbury MA Today, Sunday 2/10/2013, we are at home again.  The plows have come through, but much work still remains in order for us to be able to go out safely.  A large mountain of snow sits in front of our driveway. We look forward to a sunny, mild day, much more pleasant than yesterday's bitter wind.  Snow angels, snow men, and a lot more snow blowing and shoveling is our agenda. No one should be surprised at the hot Brighton MA Real Estate market. Current market conditions in the Brighton MA condo market were easy to predict, as they are part of a decade long cycle we see in real estate. Now one of the hottest condo markets in the Boston area, Brighton's better condos are on the market 2-7 days, and enjoy rising prices.   The writing was on the wall.  Look at the falling average days on market, plunging nearly 40% in 2012 from the previous year.  Prices went up and the average sale price / list price ration went up.   What does that mean: condo sellers in Brighton MA are asking for more money, and getting more of it.  This is great news for home sellers, but poses some difficulties to the buyers out there, often feeling the frustration of multiple offer situati...
