Views, Light and WindowsAdd Value to Your Condo      It is never all just about the square footage when you figure out the value of a home or condo in the French Quarter, Marigny or Bywater. Buyers like great views when they are looking for a property. Natural Light brightens up the place. Not every unit is going to have street views. Courtyard views add value too. Gives you the weather notice close to your condo.      Buyers like windows to courtyards and to streets. Balconies offer windows to courtyards and streets. The Balcony views add even more value. Views do Matter....Eric

French Quarter Homes     The New Orleans French Quarter has a large variety of homes that vary in style and size. Much of the variety has to do with the time that the homes were built and what they were used for. There was a large fire in the French Quarter in 1788 that burned a lot of homes. Over time the designs changed as new homes and double were built as time moved forward. You can really see the differnce as you get closer to Esplanade Avenue walking from Canal Street.Creole Cottages - 1790-1850. Single story homes with steeply pitched roofs that were built on the street with no front yards. Creole Town Homes - 1790-1850. Three story homes. The third story is usually a living attic where the bedrooms were located. Many times the first floor was a separate unit for business or a ...

Love the Balconies and Galleries Love the Hanging Plants        The balconies and Galleries in the French Quarter are very hard to duplicate any where else in the world. These owners are often condo associations that plant and hang ferns and other plants on the balconies.           The Galleries have more plants as they have support from the ground and may have several levels in which to show off the hanging plants. The City of New Orleans should give all these owners a discount on their taxes for making the area so vibrant and colorful.

Most people that come to New Orleans to visit always come back.  Staying in the hotels in the French Quarter can be fun for a vacation.  However, some people that visit the New Orleans area have decided to buy a second home in this area. They come back for Mardi Gras, French Quarter Fest, Jazz Fest and sometimes to get away from the weather up north.       Second homes can be condos or doubles that line most of the streets in the Quarter.  Condos are popular for this reason because of the condo fees that can take care of the exterior maintenance and courtyard.   Also many of the condos will have wrought iron balconies.  The only thing that may be needing tending would be to water the ferns that hang from many of these balconies.     You can walk to the market or any of the many shops ...

Washington Square ParkBetween Frenchman and Elysian FieldsEasy Walk from French Quarter     The Marigny Neighborhood was one of the first suburbs of New Orleans in the early 1800's. Washington Park was once called Founders Park. It has been a neighborhood spot for gatherings from the beginning of the Marigny.       It is 2.54 acres of fenced land between Frenchman and Elysian Fields. It is open daily from 8 am to 7 pm. Frenchman Street is famous for a local Music Venue. Now a great place to rest, talk, walk the dog, throw frisbees, and enjoy the outdoors. There is also a childs playground under the oak trees.     There are a number of events scheduled monthly at Washington Park. Events such as Festivals, Art Markets, Concerts and Meetings. The park is an easy walk from the Frend Quarter...

The Bywater Neighborhood of New Orleans Historic and Colorful Bywater Homes     The Bywater Neighborhood runs along the Mississippi River From the railroad tracks on Press Street to the Industrial Canal. The St. Claude Avenue to the Mississippi River is the other boundary. When I was in high school the area was known as the Upper Ninth Ward. The local telephone exchange was known as Bwater and was changed to the Bywater.        The area has become to be a home for many artistic people. Its an easy bike ride, walk or jog to the French Quarter. The area is an historic district so home have to match the historic neighborhood. The new ones and those that have been remodeled are required to be historic in design to fit the neighborhood.     At one time the area was home to people that worke...

Knowing the Condo AssociationsNew Orleans Metro CondosCommon Areas and AssessmentsKnow the Trends of the Condo AssociationWhat is a Plus?         Knowing all the Common Areas of an association is very important. Buyers like to know the Common Areas. Things like Swimming Pools, Gyms, Courtyards, Rooftop Areas with Views, Parking Lots and Garages. Security of the Association and the Management Company does also make a difference. The Areas of the Association within the Neighborhood also makes a difference. Knowing where you can walk and take a streetcar is a plus.        Knowing what the condo fees cover is also a great thing to know. I always get a copy of the budget so the buyers can see all that is taken care of. Many agents just think it is insurance and water. There are so many more ...

French Quarter Parade WalkColorful People WalkingKrewe of Cork    Founded in 2000, the Krewe of Cork has grown into a world famous Mardi Gras and wine industry phenomenon. Krewe members gather on selected Fridays, usually the first Friday of each month, at restaurants throughout the area for T.G.I.C.D (Thank Goodness It’s Cork Day).      One of the many parades and Fests near Mardi Gras that people enjoy watching the parade and all the colorful people drinking wine while they walk the French Quarter with several bands. Fun to see all the colorful people in the parade. If you own a second home in New Orleans this is a great one to watch. You can walk from most areas close to the French Quarter. If you are on St. Charles Avenue then taking the streetcar is an easy way to get to the French...

Blooming BalconiesNew Orleans French Quarter Green and Colorful     The plants, flags, wrought iron and balconies give the French Quarter balconies a unique feel. As the seasons change so do the variety of plants. So many ferns and seasonal plants give the area a greenhouse effect. Many of the balconies are kept up by the condo association and the home owners. A Lot of pride goes into the upkeep.

The French Quarter Fest opened on April 6, 2017. There is a large variety of stages throughout the French Quarter with lots of local musicians and bands. Lots of Food, Drinks and Music filled the air on opening day. One of the many reasons people like to come to NOLA. This is a winner for the second home market.       The weather was great. The crowds were large. Benny Grunch and the bunch are all about "aint there no more". So many memories of New Olreans over the years. This was in Jackson Square at the Jackson Square  Stage.
