St. Joseph Street Condos801 St. Joseph StreetNew Orleans,La. 70113Warehouse District        I remember these condos very well as it was one of the first Warehouse District Condos that I showed in 2004. They were upscale at the time and are still that way. Many of the units have been upgraded since that time. Most of the units are 2 bedrooms.      The 21 condos are in the main building and several townhomes are on the other side of the parking garage. The townhomes face a wonderful courtyard and pool. There is a gym there also. The townhomes open to the courtyard. The ones on Carondelet are three story units with over 2000 sq. ft. of living.       The parking garage is secure and units have at least one spot a piece and several  may have two spots. The parking opens on Carondelet Steet o...

The Henderson Condos700 Commerce StreetBetween Notre Dame and GirodNew Orleans Warehouse District    The Henderson Condos were one of the first condo associations formed in the Warehouse District when they were converted from rentals into condos in the mid 1990's. The sixty units cover three floors and the association take up the 700 block of Commerce.       There is a parking garage behind the units on Commerce Street but few units have parking on site. You generally have to rent a spot in a nearby lot.        The condo fees are moderate. The condo features a great party room on the roof with a small courtyard with grills and great city views. There is also a small gym and secure entrance on Commerce Street. The units have exposed brick, beams, and hardwood floors. The ceilings are high...

The Whitney and Sloo Condos404 Notre Dame StreetCorner of Tchoupitoulas St.New Orleans Warehouse District        The Whitney and Sloo Condos was once a leather factory and warehouse before being turned into condos. The 5 story building has 27 units and a couple of penthouses on the top floor. There are a few large one bedroom units with a little over 1000 sq. ft. of living area. The two bedrooms are also large with most being above 1400sq. ft.       There are a lot of windows in the building. There is a lot of exposed brick and beams. The rooms in the units tend to be on the large size for New Orleans Warehouse District Condos. Large Bathrooms and Large Closets with open floor plans are the norm.     The first floor is mostly parking. All the units have garage parking. Several units hav...

There are about 16 penthouses that were built on top of the 3 rd story front that faces Poeyfarre and Annunciation. There is no on site parking but there are several lots across the street where one can rent a spot. There is also limited street parking.        The Cotton Mills features many ...

Julia Place Condos 333 Julia Street, New Orleans 70130New Orleans Warehouse District       The Julia Place Condos cover the entire block on Juila Street from Magazine Street to Commerce and Notre Dame Street in the back. The 101 condos are in tow buildings that are side by side. Most of the units are in the 5 story Bemis Bag Factory on the right side. The rest are in an old 4 story warehouse next to Magazine Street.     I consider Julia Street to be the main street of the New Orleans Warehouse District Condo Market. The more popular units are those with exterior street views. The next favorite are the ones facing the atrium in the Bemis Building as it gets a lot of natural light and the units tend to have more windows.        A lot of the units have secure garage parking and secure lot ...

Garden District CondosMagazine Street CondosNew Orleans La.      Most of the historic condos in the Garden District neighborhood are on Magazine Street. This is the edge of the Garden District. Most are located between Jackson Avenue and Louisiana Avenue. There are few in the Garden District proper but not that many.        The Magazine Street Condos in this area are a great location to be near shopping, eating, and site seeing. Most are easy parking with designated spots and others have easy street parking.        I have sold a number of condos in the area. A large number of these sales were for medical students and residents as it is close to the Tulane and LSU medical school. The cost was less than the Warehouse District. of the students and parents have held on to the condos and now...

Magazine Place Condos760 Magazine StreetCorner of Julia StreetNew Orleans Warehouse District        The Magazine Place Condo main building was once a meat packing plant 100 years or so ago. An additional building was built on the side when the main building was converted to condos. The 57 units have a variety of floor plans. I have sold half a dozen or so in the building and everyone has liked their unit. Great location and most all the units have parking in basement garage or gated lot off Magazine.      The main building has a nice courtyard with all the units opening into the courtyard. The majority of units in the red building have nice street views. The newer building has townhouse style units and many of those are two bedroom units. There are a few one bedroom units on the first f...

The Bakery Condos1111 South PetersNew Orleans, La. 70130Once a Holsum Bakery        The Bakery Condos was once a Holsum Bakery. It was turned into apartments in the mid 1990's and into condos in the 2004 time frame. The four story building has 66 units.       One unusual but positive aspecty is that all the units have parking in the garage and in the rear secure lot. A few units have sold their spaces to other units but this is rare. The complex is on the edge of the Warehouse District near the interstate and the New Orleans Convention Center.     The condo fees are very moderate. Improvements have been made to the common areas almost every year since my first sale there in 2004-2005. There is a small gym on the first floor. An Atrium or indoor courtyard as you enter from the parking lo...
