The Federal Fibre Mills Condos 1107 South Peters New Orleans Warehouse District  A Little Bit of History about the Federal Fibre Mills         Designed in 1904 by architects Favrot and Livaudals the Federal Fibre Mills warehouse was completed in 1907 and used for the production of rope, largely for ships in port. It was used as a pavilion for the 1984 New Orleans World´s Fair. The old rope factory, built of heavy timber, is an interesting study of conversion efficiency.         Over one million dollars was spent on initial cleanup with a deep desire to preserve the character and flavor of both the New Orleans tan bricks and the first growth heart of Southern yellow pine. Because the building is listed on the National Register for Historic Places, strict guidelines for modification of th...

French Quarter Condos           The French Quarter is going to have a large variety of condos that will vary in size, style and age. This page will give you a variety and feel for many of the condos that I see. I will be adding to this page going forward since there are so many small associations.        The vast majority of condos in the French Quarter will be used as second homes.  From the map below you can see that the Quarter is just not that large but there are a lot of properties as we review the condo associations.       Most of the condo associations are small complexes of eight or less. Many will have small courtyards which cannot be seen from the street. Parking will not come with the majority of condos.         The New Orleans French Quarter is unique in so many respects an...

The Kentucky Avenue HomesThe Bywater NeighborhoodNew Orleans,La. 70117Near the Industrial CanalBetween N. Rampart and St. Claude AvenueNot Far From Poland Avenue        The Kentucky Avenue Homes are unique in the Bywater Neighborhood of New Orleans. The homes are doubles that were built in the 1920's and 1930's with yards in front and in the rear. This is not normal for the Bywater homes. They were built as doubles and many have been converted into single homes. The street has all doubles like these. All have porches, yards  and on site parking. This is not normal for the area.            There were 3 homes sold for 332k, 235k, 275k in the last year. These were converted into single homes from doubles. There were no double sold in the last year. Most of the homes were converted into sing...

French Quarter Condos and Balconies       French Quarter Balconies are one of the most sought out features of condos in the New Orleans French Quarter Condo Market.  The numbers do not show up in the square footage prices but they are worth thousands of dollars.  Its the feel and views to have a street balcony that tops the list. There are 2 types of balconies...The Gallery and a standard balcony. Many times they are just grouped togeather.       A Gallery is connected to the ground which allows them to be larger and have roofs. They are supported by columns and can be as high as three stories. Just open your window and hop out. Most condo units that face the street do not have doors to get out. Just crawl out the window.  Many of the interior balconies do have french doors to exit tha...

1027 Chartres StreetDanny Barker CondosFrench Quarter Condos        The seven units that made up the Danny Barker House were a listing of mine several years ago. It was a real experience to be involved in the planning stages, conversion to condos, and the construction phase. The location was great and the experience was as well.       The condos were much like new construction as the bricks and some of the beams were the only old thing. Everything else was new but made to look the period. When you have an almost new building you can get 20-25% more for the units. Technically its not new but everything in them is new.       The from units facing the street are also worth more. The to upstairs units with balconies always sell for more. These were the first two units to sell s these units ...

Listing Your CondoWith an Experienced Agents Means a LotEric has sold over 200 UnitsExposure of the Condo ! Take Good Photos     I take a lot of nice photos of the condo and the complex. I write some of the things people like on the photos so they will know the positives. Best to take photos of all the positive common areas. It is also OK to take photos of the nearby neighborhood. Many people who look at condos in New Orleans may be buying them as second homes. That is why the common areas and neighborhoods help.      I write some of the more positive issues of the condo on the photo. Best to write the one best for a particular photo. Buyers can see these easily.       Recently started putting the flyers, blogs and pages of the listings on Facebook as I have about 17,000 friends that se...

The Cotton Mill Condos920 Poeyfarre Street, 70130New Orleans Warehouse District     The Cotton Mills Condos were converted from rentals into condos in 2004-2005. The 269 units come in all shapes and sizes. Most of the units are one and two bedroom units ranging from 550 sq.ft. to a 1000 Sq. Ft. of living. There are a few three bedrooms and a few studios in various spots in the building. There are 17 penthouse units that were condos before the major conversion in 2004-2005.      The Penthouses are the only units that come with parking.  Parking is readily available in 3-4 lots aroudn the condos that can be had for contract per month for about $125 per month. You can park on the street but that has gotten harder over the years as the area has built up.      The common feature of the condo...

The French Quarter Views Streets, Unique Shops and Window Shopping       One of the reasons owning a second home in the French Quarter is there is always so muc to see and do. The activities change monthly. In addition to Christmas, New Years, Mardi Gras, French Quarter Fest, Jazz Fest, Conventions, Saints Football games you just have a lot to see.       Just walking the streets looking into shops and windows is totally different than where people make their first home.  They the second homers come to have fun and have a good time. Just park the car and walk for a weekend or weeks and you never get to see it all.     French Quarter Window Shopping   It's Fun and it Free...Window Shopping leading to Carinval Window Shopping for Art Work, Colorful and Bright  Lots of Unique Clothes, "Hon...

One River Place CondosLuxury New Orleans Condos600 Port of New OrleansNew Orleans Warehouse District                       The One River Place Condos is one of the three high rises built along the Mississippi River.  This 14 story high rise is right in the middle of town. You are right next to the Hilton Hotel and the River Walk outlet Mall.  You are on the French Quarter Streetcar line that goes to Esplanade Avenue.      They offer views of the Mississippi River as it turns to head towards the Gulf of Mexico.        The 81 units are large condo units with many having balconies facing the Mississippi. There are a few Garden Units on the first floor which is actually like the fifth floor where the condos start. The open floor plans have lots of views and large windows which allows for so...

1020 Esplanade Avenue CondosFrench Quarter CondosFormally "Italian Hall"       The 1020 Esplande Condos that has 24 units spread over 3 floors in the main building and more surrounding the courtyard.  This was once an Italian Hall for Italian immigrants that settled in this area of town. Converted to condos in the 1990's.      A couple of thing separates this condo complex from many in the French Quarter. The units have parking in a gated lot about 100ft. from the back door on Baracks and N. Rampart. The nicest feature is the large common area that has a pool, fountain, open space,an outdoor kitchen and that tropical feel.       Many of  the units are of different floor plans and sizes. Some have balconies, great views, no views, patios, one bedrooms, two bedrooms and three bedrooms. So...

Mardi Gras Decorations and ParadesGreat Second Homers Have "Fun and Desires"New Orleans Condos as Second Homes      The vast majority of second homers buy New Orleans Condos as a place for their family and relatives to stay. Most of the buyers would buy in the French Quarter before 2000. There was a few places Uptown and in the Warehouse District. Now there are plenty of places adjacent from the French Quarter Condo Market. The Marigny, Treme and Bywater neighborhoods have become more popular now. There are also a lot of people that like to live on St. Charles and near St. Charles. Plenty of places to visit and you can take the streetcar to so many places.      There are a lot of newer condo conversions in all these areas. The Warehouse District has many conversions and quite a few new ...
