  French Quarter Homes      The New Orleans French Quarter has a large variety of homes that vary in style and size. Much of the variety has to do with the time that the homes were built and what they were used for. There was a large fire in the French Quarter in 1788 that burned a lot of homes. Over time the designs changed as new homes and double were built as time moved forward. You can really see the differnce as you get closer to Esplanade Avenue walking from Canal Street.Creole Cottages - 1790-1850.  The Bywater Neighborhood of New Orleans Historic and Colorful Bywater Homes     The Bywater Neighborhood runs along the Mississippi River From the railroad tracks on Press Street to the Industrial Canal. The St. Claude Avenue to the Mississippi River is the other boundary. When I was in high school the area was known as the Upper Ninth Ward. The local telephone exchange was known as Bwater and was changed to the Bywater.        The area has become to be a home for many artistic people. The Cotton Mill Condos920 Poeyfarre Street, 70130New Orleans Warehouse District     The Cotton Mills Condos were converted from rentals into condos in 2004-2005. The 269 units come in all shapes and sizes. Most of the units are one and two bedroom units ranging from 550 sq.ft. to a 1000 Sq. Ft. of living. There are a few three bedrooms and a few studios in various spots in the building. There are 17 penthouse units that were condos before the major conversion in 2004-2005.      The Penthouses are the only units that come with parking.  Parking is readily available in 3-4 lots aroudn the condos that can be had for contract per month for about $125 per month. The Mississippi River Flows by the  New Orleans French Quarter       The Reason New Orleans was settled by the French in 1718 was its position and high ground on the Mississippi River. Today it is a must see place and it runs from Elysian Fields to Canal Street with plenty of access fromt he French Quarter.        This first photo is of the setting sun in the early evening. We are looking east but it is the West Bank of New Orleans. The Federal Fibre Mills Condos 1107 South Peters New Orleans Warehouse District  A Little Bit of History about the Federal Fibre Mills         Designed in 1904 by architects Favrot and Livaudals the Federal Fibre Mills warehouse was completed in 1907 and used for the production of rope, largely for ships in port. It was used as a pavilion for the 1984 New Orleans World´s Fair. French Quarter Condos           The French Quarter is going to have a large variety of condos that will vary in size, style and age. This page will give you a variety and feel for many of the condos that I see. I will be adding to this page going forward since there are so many small associations.        The vast majority of condos in the French Quarter will be used as second homes.  From the map below you can see that the Quarter is just not that large but there are a lot of properties as we review the condo associations.       Most of the condo associations are small complexes of eight or less. French Quarter Condos and Balconies       French Quarter Balconies are one of the most sought out features of condos in the New Orleans French Quarter Condo Market.  The numbers do not show up in the square footage prices but they are worth thousands of dollars.  Its the feel and views to have a street balcony that tops the list. There are 2 types of balconies...The Gallery and a standard balcony. Many times they are just grouped togeather.       A Gallery is connected to the ground which allows them to be larger and have roofs.
