The Federal Fibre Mills Condos 1107 South Peters New Orleans Warehouse District  A Little Bit of History about the Federal Fibre Mills         Designed in 1904 by architects Favrot and Livaudals the Federal Fibre Mills warehouse was completed in 1907 and used for the production of rope, largely for ships in port. It was used as a pavilion for the 1984 New Orleans World´s Fair. The old rope factory, built of heavy timber, is an interesting study of conversion efficiency.         Over one million dollars was spent on initial cleanup with a deep desire to preserve the character and flavor of both the New Orleans tan bricks and the first growth heart of Southern yellow pine. Because the building is listed on the National Register for Historic Places, strict guidelines for modification of th...

French Quarter Condos           The French Quarter is going to have a large variety of condos that will vary in size, style and age. This page will give you a variety and feel for many of the condos that I see. I will be adding to this page going forward since there are so many small associations.        The vast majority of condos in the French Quarter will be used as second homes.  From the map below you can see that the Quarter is just not that large but there are a lot of properties as we review the condo associations.       Most of the condo associations are small complexes of eight or less. Many will have small courtyards which cannot be seen from the street. Parking will not come with the majority of condos.         The New Orleans French Quarter is unique in so many respects an...

The activities change monthly. In addition to Christmas, New Years, Mardi Gras, French Quarter Fest, Jazz Fest, Conventions, Saints Football games you just have a lot to see.       Just walking the streets looking into shops and windows is totally different than where people make their first home.  They the second homers come to have fun and have a good time. Just park the car and walk for a weekend or weeks and you never get to see it all.     French Quarter Window Shopping   It's Fun and it Free...Window Shopping leading to Carinval Window Shopping for Art Work, Colorful and Bright  Lots of Unique Clothes, "Hon...

The Byater Neighborhood of New Orleans               The Bywater is that area between St. Claude Avenue and the Mississippi River. It runs from Franklin Avenue to the Industrial Canal near Poland Avenue.  Its an up and coming neighborhood with a lot of renovations and a demand area. The majority of condos in the area are going to be parts of doubles or buildings a little larger but few complexes.       Lets view the neighborhood and see what the homes and streets look like. The best way for me to do that is do that thru photos of the Bywater Neighborhood. View of the Bywater Neighborhood at Sunrise from the French Quarter.  Its not that far away. Bridge to the Crescent Park that runs along the Mississippi River in Bywater Neighborhood of New Orleans.     View of Downtown New Orleans fr...

French Quarter Condos and Balconies       French Quarter Balconies are one of the most sought out features of condos in the New Orleans French Quarter Condo Market.  The numbers do not show up in the square footage prices but they are worth thousands of dollars.  Its the feel and views to have a street balcony that tops the list. There are 2 types of balconies...The Gallery and a standard balcony. Many times they are just grouped togeather.       A Gallery is connected to the ground which allows them to be larger and have roofs. They are supported by columns and can be as high as three stories. Just open your window and hop out. Most condo units that face the street do not have doors to get out. Just crawl out the window.  Many of the interior balconies do have french doors to exit tha...
