Pelican Point Real Estate Market Report - First Quarter 2010 The data used in this report were extracted from the Greater Baton Rouge Association of Realtors MLS database. The data are presumed accurate but are not warranted. The average selling price in Pelican Point in the re-sale market segment saw a substantial increase during the first quarter of 2010. Only a single newly built home sold during the first quarter so no conclusions can be drawn vis a vis any trend in the new construction market segment. Pelican Point Real Estate Market Report This report summarizes and compares the Pelican Point housing market in 2009 and compares it with previous years. In terms of unit sales, approximately the same number of homes sold in 2009 as did in 2008. While down slightly from 2008, the re-sale market segment remains ahead of pre-Katrina levels. New construction, on the other hand, is way down from years preceding 2008. Looking at absorption rates, it is definitely a buyer's market in the subdivision. There are significantly more homes for sale than demand supports. Home buyers are likely to find bargains while home sellers should set themselves apart from the competition. Forgive me for the plug I am about to give UPS.  After you read this, you will understand why this has been on my heart to shout above the rooftops what a great company this is.  It was 9:00 am on Christmas Eve.  I received a call from UPS.  They were inquiring about a forwarding address for the owners of a home I had sold back in September.  The nice lady on the other end of the line was calling from the local Gonzales, LA office of UPS.  She asked me if I had a forwarding address for the former owners of the property.  She said that she Googled their name and found that I had been the listing agent of the property!  The package looked like a Christmas gift and they were trying desperately to get it delivered before the close of business.   Unfortunately, the owners were not close.  Th...

Thursday, December 3, 2009 will be the 18th Annual Christmas Tree lighting party in Gonzales, Louisiana.  The events will take place at the Gonzales Civic Center where the big guy himself, Santa Claus will be handing out gifts to local children and listening to all of their wish lists.    The lighting of the Christmas tree will be the main attraction at 6:00 pm and you can walk around Jambalaya Park with your family and enjoy the thousands of lights that have been put out for your enjoyment.  I understand that there will be Girl Scouts singing Christmas carols, Center Stage Performing Arts Academy will be providing live entertainment and the Jambalaya Festival Association will serve bowls of jambalaya.  Sounds like there will be a good time had by all!  Best of all....Admission is Free!

Pelican Point Real Estate Market Report 2009 Mid-year Report This mid-year report is the result of my analysis of data retrieved from the Greater Baton Rouge Association of Realtors MLS database. Only data relating to detached single family (DSF) homes were included. None of the townhome sales were included in this analysis as they represent a different product. As I have done in the past, I made a distinction between new construction and previously owned (re-sale) homes. While the projected overall unit sales in Pelican Point are down from 2008, we can see improvement in new construction units sold. Sales of previously owned homes are down from last year but, at current absorption rates, will be ahead of sales in the pre-Katrina year of 2004. The following chart illustrates this point....

Ascension Real Estate - Old Dutchtown Subdivision Old Dutchtown, a relatively new Ascension Parish subdivision located off of Landry Road in Gonzales, LA, was the most successful subdivision in terms of absolute new home units sold during 2007. According to data gathered from the Greater Baton Rouge Association of Realtors MLS database, a total of 49 new homes were sold during 2007. The #2 and #3 subdivisions came in at 37 and 36 units respectively. Developer and builder John Fetzer, III came upon a formula which appears to have appealed to a significant niche of new home buyers in Ascension Parish. Ascension Parish Real Estate - Pelican Point Townhomes I have some clients looking for investment property in the Pelican Point Golf Community. Many of the qualifying properties we looked at were townhomes. Previously, my Pelican Point Market Analyses dealt primarily with detached single family homes so I wanted to take a closer look at the sales history with respect to the townhomes. A total of forty-eight recorded sales between January 2002 and present were examined. The first parameter looked at was the selling price. The following chart plots the selling price vs. time. Pelican Point Real Estate 2007 Year-end Market Analysis 2007 was not a particularly good year for real estate in Pelican Point. Not only was it affected by the gloom and doom reported in the national press and the problems with mortgage lenders but the primary road into the subdivision was closed for nearly six months. Those six months included most of the peak selling season for real estate in our area. Overall, the real estate market in the parish is doing well. Home prices are holding. While unit sales volumes in the parish have dropped below the post-Katrina boom years of 2005 and 2006, they have only dropped back to pre-Katrina levels. Okay, so I wasn't feeling too good today.  People weren't returning calls, I wasn't having any luck tracking down the owners of some lots, some former clients haven't paid for services rendered and I'm getting ready to send the IRS it's share for the quarter.Then I read the You Have To See This Video, You Are Capable Of Extraordinary Things! Warning:  this is a rant!The Hwy 44 bridge (over the Panama canal) replacement project has been going on for about 6 months now.  As can be seen from the photo the bridge is for all intents and purposes complete but do they open even one lane?  Not on your life.  In fact, not only do they (whoever they are) put the road closed barriers across the span at night, they park heavy equipment on the bridge span to be sure there is no unauthorized bridge crossings.Do you notice our tax $s hard at work in this photo.I not only live in Pelican Point but I work there as well.  Home and lot sales have been difficult because many people won't take the 12 mile round trip detour to get to the subdivision.I've estimated that the project has cost Pelican Point homeowners an additional $733,320 this yea...
