Why Interest Rates are Improtant to Sellers, and Why They Shouldn't Wail Until Spring to List. This time of the year I am asked if Sellers's should wait until spring to list thier home.  Or,  I am asked what is the best time to list my home.  The facts are that homes sell every month of the year, including winter and the holidays.   Some of my most productive months have been November thru February.  Here I would like to summarize 3 reasons why sellers shouldn't wait to list their Baton Rouge Homes. 1..  Interest Rates Are Important to Sellers.  Most experts agree they will rise in 2016 and 2017.   This is extremely important  not only to buyers but also to sellers and here is why:  As interest rates rise, buyers fall out of being able to afford a home they proviously qualified to buy.  ...

Why Baton Rouge REALTORS® Suggest Listing Price Home AppraisalsPublished Originally on my Greater Baton Rouge Pre-Listing Appraisals Website "Pre-Listing Articles": http://www.gbrprelistingappraisals.com/pre-listing-appraisal-articles/ REALTORS® and Agents are professionals who are trained to sell homes and understand what buyers want in a home and community. Sellers usually do not have such training and understanding, nor the data sources from which they can research information in order to have logical or realistic opinions about the true value of their home and/or what it will take to sell their home. Agents often engage a local Baton Rouge Home Appraiser, as a non-biased third party, to help in the listing process to facilitate a greater understanding for the seller.1.) Seller’s unr...

I recently completed a Baton Rouge Pre-Listing Home Appraisal in Baton Rouge's Executive Luxury Subdivision, University Club Plantation. The following is my report on the existing home sales trends from January 2015 to November 28, 2015.  Why the focus on just existing home sales?  Because the home I'm appraising is approximately 10 years old now and the contrast between new home sold prices and existing home prices is of no comparison.  The average sales price per sq. ft. of existing homes in 2015 was $166 vs. $186/sf for new construction.  Why the focus on median sales price?  Because median sales price tends to focus on what's most common or most accurate, discounting the outliers of the generally abnormal $385,000 and $1,100,000 sales. Pinterest Board: University Club Plantation Bat...

USDA or Rural Development Home Appraisal Requirement follow the most current FHA appraisal requirements. In 2015, FHA increased appraisal standards and requirements for a house to qualify for FHA financing. Assuming the house actually meets each of these standards below, these are the new comments I've added to my Baton Rouge USDA Home Appraisal Reports  As with any home purchase, new house or existing house, I highly recommend a thorough home inspection!USDA INTENDED USE and INTENDED USER“The intended use of the appraisal is solely to assist USDA in assessing the risk of the Property securing the USDA-insured Mortgage. USDA and Mortgagee are intended users of the appraisal report. The USDA Appraiser does not guarantee that property is free from defects. The appraisal establishes the va...

Fannie Mae CU or Collateral Underwriter can be frustrating to Home Appraisers when their computer models try to second guess Appraiser's judgment. Now computer models tell Appraisers the comps they should use instead of Appraiser JudgmentFor example, this past week, I performed a foreclosure purchase on a home obviously needing some repairs and on the market for a much longer than average 275 days in two (2) REO listings.  It sold between $25,000 to $30,000 below market...for a reason.  After submitting the report, I received the following revision request: "The appraiser-provided comparables are materially different than the model selected comparables."  What this means a computer selected the comparables sales I should have used not even understanding this is a foreclosure, the condit...
