All new light fixtures and ceiling fans too. The bonus is the half bath in the ready to finish basement where you have a separate one car garage with new garage door opener. Middletown, Kentucky is a great place to call home for those moving into Louisville from out of town or Louisville residents looking for a change.  It is a town rich in history and charm, with several structures listed on the National Register of Historic Places.  Residents wishing to step back to a simpler time, or those feeling a little quixotic, will love taking a stroll down Middletown’s historic streets – over 100 individual properties lie on the designated Historic District streets. The name ‘Middletown’ is believed to be derived from its location between Louisville and Shelbyville.  The City of Middletown also lies between two important early settlements along the Ohio River, and is possibly named after its location between Westport and Shippingport.  Before the 1800’s, ‘Middle S...

If you are reading this it means you are taking action. It means you’re not giving up, and you’re looking for solutions. By seeking answers you are already on the path to recovery, and you have come to the right place to start. What is a short sale? A short sale occurs when a house sells for an amount that falls short of the full amount owed to the bank. Hence the word “short” in short sale. What happens to the difference between the amount owed and what the lender gets? In an ideal short sale the shortfall is forgiven and the seller never has to pay it back. The lender often the forgives tens of thousands of dollars or even hundreds of thousands of dollars. The seller gets a confirmation in writing from the lender that the deficiency is forgiven. Does the lender always forgive the shor...

There are a few things that will be changing in the next few months when it comes to buying a home in Louisville. The Federal Reserve will stop buying backed securities on March 31. This is causing much speculation on how this will affect interest rates; some say they will rise slightly and others say we will easily see 7-8% on 30 year mortgages by the end of summer. The other big news is the end of the home buyer tax credit program on April 30th. The $6500-$8000 tax credit helped bring reluctant first time and repeat home buyers off the fence and purchasing homes. The program was widely successful; however, it is all coming to an end in a little over 30 days. These things impact how much owning a home will end up costing you. The cost of home ownership is something that definitely need...

What is a Credit Freeze? Identity theft is now passing drug trafficking as the number one crime in the nation-with more than 15 million victims every year. Rather than lie awake at night worrying and wondering if your identity has been stolen, you can actually take a simple step to protect yourself...it's called a credit freeze (or, sometimes, a security freeze). Here's How It Works. When someone tries to open an account in your name, they'll be stopped in their tracks. That's because one of the first things a creditor will do before opening the account is pull a credit report. By having a credit freeze in place, creditors aren't able to pull your credit report. And, since very few lenders will issue credit without first seeing a credit report, identity thieves can't open fraudulent acco...

New FHA rules announced January 15, 2010 offer a new approach to mitigating the foreclosure crisis by temporarily suspending a long standing rule against "flipping" that could impact the Louisville housing scene. In the past, "flipping" a house acquired a bad name, as investors would by a home a bargain price, then resell the home at inflated prices to unsuspecting buyers. When the homes, often barely renovated, were then financed with high interest loans, buyers were left with worthless properties and high mortgages. In 2003, the Bush Administration released a new "anti-flipping" rule that would stop the predatory lending practice of flipping.  This bill provided that the seller of record must be the one who sells the home to the next buyer.  More importantly, houses that the seller ac...

In all honesty, when my wife and I talk about going out for barbeque, my default location is Mark's Feedstore.  In fact, it is one of my top 5 picks whenever we talk about going out for dinner period.  That being said, the planets aligned perfectly tonight and we decided to take a chance on Pig City Bar-B-Que in Middletown. (Ok, we had a discount card). First of all, Pig City gets bonus points just for having patio dining.  I enjoy sitting outside when the weather is nice and tonight it was about 80 degrees with a slight breeze.  Perfect.  Not to mention, the kids don't have to be quite as disciplined.  This takes a lot of stress of of them, us, and any nearby diners:)  As an additional bonus, they had a live band.  We were only able to see a few minutes of the performance as I had to g...

Middletown is a suburb of Louisville, KY located on the east end between I-265 and I-64. I have always enjoyed this area of town and find Main Street to be a hidden treasure to many. The street is lined with historic places, quaint shops and cozy places to eat and watch the day go by. If you have never spent much time in Middletown, stop by and give a few hours to the history that is Middletown, KY.

Like Springhurst, Lake Forest is considered one of Louisvill'e premiere neighborhoods. The subdivision began in the early 1980s and hasn't stopped growing, with new developments like Lake Forest Highlands and other sections adding on to the original neighborhood. It's located off Shelbyville Road, just outside the Gene Snyder Freeway in Middletown and with new shopping opening recently directly across the street, Lake Forest continues to impress.Come see many more photos and information about Lake Forest, one of Louisville's premiere neighborhoods.

As we look over each possible deal as mortgage brokers we try to see how much we can maybe make. Now I lucked in and was taught by one of the best loan officers in the state and he tells me that you should just have a set amount fee no matter what. Just be upfront with the new client or Realtor that you make 1 or 2 points regardless of loan amount. Ever since I have done this process 3 years ago I have been really been rocking. My Realtors love that i always have a set amount. I also tell them that I can make it all up in the front, in the back or both. It is what makes the customer feel better. I also am very through in getting the deal done quick and without any problems. I am pretty good at picking up problems in the beginning because of the questions I ask. Now what brings me to thi...

So there I am, sitting at my desk looking at the computer screen in which has a website on it with little gifts that you can give out during a seminar, closing, home show or just to past out. One item that has really gotten my attention is the huggie for your drink. Ever since I have ordered those with my company logo on it I have had a ton of people ask me If I have more or can you send me another. Its really funny because most people would like the gift cards or nicer items but nope, the huggies are the way to go when it comes to marketing material. Ben

As I am reading newspaper after newspaper, news show after news show I am getting this huge feeling that things are about to change very rough in the next few months. One of the big guns NEW CENTURY MORTGAGE is about to hit the bricks. It has lost 85% of its stock in the last few days, most of its backers have dropped them and everything is pointing to Bankruptcy. If you didn't read the Wall Street Journal yesterday I HIGHLY SUGGEST you pick up a copy of it. On the main page there is an article that talks about mortgage lenders rapid rise, faster fall. Its a great read and please if anyone has any information on other mortgage lenders that I don't know that are about to go under please let me know. Thanks!Ben

Over this past weekend I worked the Home Garden and Remodeling Show at our local fair grounds. It cost about 770 to have a booth over the three day period. IT WAS WELL WORTH IT. I would pay double for the contacts and leads that i received from this show. It was great people were asking questions left and right. I picked up alot of business cards and people took mine. Just this day I have gotten three calls looking to purchase and or refinance. So in my first time having the show I would highly suggest working these hard and as much as possible. Ben
