Looks like the old Kitty's Nusrey on Brownsboro Rd is going to eventually be transformed in to 170 residential condos. This is on Louisville's East End off Hwy 22 near Goose Creek. Building was going to start this year but with the slowing of the market, the developer is looking to start next year or in 2010. If you are looking for a condo and can't wait until then, you can always go to East Louisville Condos and Patio Homes to see what is available in areas you want. With a huge number of MLS search options available to the average consumer one can quickly become overwhelmed with homes and lose sight of the big picture.  For example, the free MLS search tools we find in the Louisville, KY area all offer extremely detailed parameters that can reduce your results returned down to just a few homes.  While for some this can be very beneficial and time-saving, it can also exclude quite a number of suitable homes from the results. How, then, should you go about searching for your new home through the MLS and get the results you desire?  My suggestion is to Keep It Simple, Silly...  Start with the rudimentary basics of your wants and needs and input that data into the MLS search form.  Here in Louisville, KY that means deciding on the number of bedrooms an...

Woodmont is another up-scale, east end neighborhood that got its start at the beginning of the new millenium. Off Old Henry Road, Woodmont is close to expressways but still feels like it's in a private setting away from commercial clutter. Across the street from Fox Run and near Lake Forest, this neighborhood has newer homes from the mid $300s up to the $500s sitting on 1/3 to 1/2 acre lots on average. With a club house/pool and the gently rolling hills, Woodmont might be just what you're looking for. Read More

Fox Run is a newer neighborhood in the popular area near Old Henry Road. Close to both Woodmont and prestigeous Lake Forest, Fox Run offers homes in from $300-$400k. This neighborhood was just developed about five years ago and already they built more than 50 homes, with more under construction as I type. If you're looking for new construction in the price range, this east end of Louisville subdivision with worth considering. Read More »

Located in the Northeast Jefferson County and Oldham County, these subdivisions benefit from the substantial growth around the Springhurst Towne Center, The Summit, and Old Brownsboro Crossing Retail/Office developments. In addition to shopping convenience, Glenoaks also has memberships available at the Glenoaks Country Club. The Belknap Neighborhood is located 5 miles SE of Downtown Metro Louisville Kentucky.  In the 2000 census it was stated to have 3,630 people with 55% being female and 58% being college graduates.  Bellermine University, a small private Libral Arts College is located on the Boundary of the Belknap Neighborhood.  The area was largely undeveloped until the very early 1900's.  In fact at the intersection of Douglass and Bardstown Road there was a stagecoach stop called Two Mile Horse!  I am sitting right there now writing this blog.  St Francis of Assisi was one of the first churches in the area and is still an active and vibrant neighbor in the area.  One of my favorite Highlands events is the blessing of the animals at SF.  Animals of every kind show up for their blessings and treats! Nestled just 3 miles southeast of downtown Metro Louisville lies the beautiful Highlands Neighborhood of Tyler Park. "The park" as it was called, was initially developed starting in 1873.  The area was so remote and removed from the remainder of the city that it was not finalized until 1910 with the last subdivision being built.  At that time the restrictions for the area were so that all houses developed were required to sell for over $8,000! Tyler Park is located in the neighborhood and was designed by John Olmsted, the son of the famed Frederick Law Olmsted of NYC's Central Park and Cherokee Park which is located just a few short miles away.  Castlewood Park is also located within the neighborhood offering lots of opportunities for recreation and fun on a Sunday afternoon.  City Cent...

The Bonnycastle Neighborhood is one of the original 12 Neighborhoods that make up the Highlands in Louisville Kentucky.  The houses in BC range from small cottages, Arts and Crafts Bungalos all the up to multi-million dollar homes that set aside the beautiful Cherokee Park.  One such abode in the BC is home to one of the most famous derby parties in Louisville, the Barnstable Brown Party.  The night of the party the whole neighborhood is aflutter with excitement.  Hundreds of onlookers stand outside the fence and watch dignitary after celebrity exit stretch limousines and scurry inside.  One can hear the music and laughter up into the early morning hours.  By noon the following day there is hardly a sign that such extravagance took place.  The street is back to normal and people are wal...

Pleae see below a portion of an email I received from the coordinator for the Bags of Hope charity in Louisville Kentucky.  This took place in the Park Duvalle area of West Louisville.  "What a response. You all are such a blessing! Thanks to everyone for all of your support for the "Bags of Hope" community event.    There was a great response and although we have not counted the sign in sheets yet, we've estimated that there were more than     150 attendees for the event. God truly blessed us by all who served in whatever capacity. Thanks for all of your prayers, support in donations,    forwarding of the email flyer and just making the community a healthier and happier place to live!" Louisvillians believe very strongly in the concept of helping our neighbors.  Good job to all those i...

It is Sunday morning and I am having coffee in Highlands Coffee Shop on Bardstown Road.  It is about 90% full with people of absolutely every shape, age and size.  Some folks are chatting, some are sipping delicious cups of coffee or tea.  Some of us are even doing a little work inside on this lovely day in Kentucky.  Its fun to watch the business man sitting next to the skater with tats and all.  Sometimes the business man may even be sporting ink under that suit as well.  In a bit I will go get Magnolia (my 17 yo Chihuahua), and walk just a few short blocks over to Cherokee Park.  Cherokee is one of the crown jewels of The Metro Louisville Park system.  It was designed and laid out by Federick Olmstead, the same one in fact who designed Central Park in New York City.  There are trails...

As we are all navigating through the currents of the "mortgage crisis" it is essential that we keep up to date on loan opportunities.  One of my first conversations with a seasoned Realtor revolved around the FHA loan.  He said, "oh you don't want to deal with those, too much trouble"  Well I have found that not to be the case.  It has offered my clients a chance to get into a home with none of their own money down through down payment assistance.  A really good sight to review is www.kyhousing.org

OK,   I have to admit it I LOVE open houses! It is a wonderful opportunity to gather feedback from visitors that can be compiled and give to the seller.  I provide a feedback form to all visitors and gather info as they leave. I am interested in ideas or tips you may have on holding successful open houses. Thanks Jeff
