IS IT HALF FULL OR HALF EMPTY? In the real estate market it is more important than ever to be current with the statistics, doing so prepares us for turns, dips or curves that come along.  I remember in my "past life" when working as a consultant for major health-care organizations, we stayed ahead of the curve by making our plans using statistics as a bell-weather. The Greater Louisville Association of Realtors statistics are telling us that NOW is the time to be IN the market.  If we believed everything we hear and see on the news it's time to crawl in a hole and do nothing!!!!  PLEASE don't listen, now is the time to position yourself to cash in when the market shifts again!  Why do I feel this way, well let's look at the statistics;   •1.        In October we can see that in regard t...

OK, you've decided to place your home on the market and sell it yourself!  I applaud your moxy and wish you the best of luck!!  Yes I am a Realtor and I would love to sell your home, but lets face it, right now it is a good thing when ANY home sells and statistics tell us that homes in the highlands do not stay on the market as long as some other areas.  The Johnson & Meyer Team has set up a 24 hour, automated hot-line offering some unique ways to stage your home for prospective buyers.  These tips are derived from our knowledge of what helps a home sell from a Realtors perspective, our interior design expertise and just a touch of Feng Shui!  We want to provide you with some information that is not on every-ones list, because to sell a home we know that the marketing of the property is...

I was meeting with a buyer client yesterday to pick up a check and some signed disclosures and she mentioned that she has a few questions about the disclosures and the process in general.  Every time we went to see the home with her family, there was no power.  We were told that it would be on, but it never happened.  We did actually get an accepted contract last weekend with the stipulation that the power be on for the inspections.  After showering me with questions about the disclosures, inspections, utilities and more; my client looked at me and asked how all these things are going to get done, it is just too much to think about and try to work full time. It was then I reminded her why her brother and sister-in-law told her to call me in the first place.  I assure her that I would be...

I am heading out to speak to a couple about the possibility of listing their home.  They understand that this may not be the best time to sell, but it is an awesome time to buy.  They recognize that there could be some bargains out there in a move up home.  They purchased back in 2002 when the market was pretty strong. They have a beautiful home in a desirable neighborhood.  I am hoping I can talk them into testing the market by marketing their home for at least 60 days to see what response and feedback we get on price and condition.    The response I want is an offer that is close to asking price.  By pricing a home right the first time, you have a better chance of receiving a realistic offer sooner.  Pricing right mean pricing the home where the buyer perceives value.  High or low wou...

Landis Lakes, just south of Lake Forest off Shelbyville Road, is a gorgeous neighborhood with some remarkable homes. The price range for homes in this neighborhood start in the low $400's and move up to the high $600's. These are large homes, averaging around 3,400 square feet on generally 1/3-acre lots. Being located just outside of the Gene Snyder Expressway, Landis Lakes is close to a great deal of new development, both commercial and residential. It’s also very close to the Christian Academy of Louisville’s English Station campus. Read More >>

Good morning Louisville.  It is going to be another beautiful day here; the last one in a while.  I have been a little remiss in sharing local real estate statistics.  I will post the last couple of weeks here to catch up the 10's of subscribers waiting anxiously for the ‘numbers'.  Before that; sharing of another kind.  Why I love real estate: #????.  I was just recently contacted by a young lady who thought she had bought a house on-line.  I didn't know that REO properties were being auctioned on-line to the public.  I called the broker and was told that the liquidator had taken the property and entered it in the on-line auction and they were out of the loop until the auction ended and the on-line packet with all the signatures and checks arrived back a their office.  I went to the au...

Top 5: Options for Someone Facing Foreclosure 5.  Roommates Welcome!  Consider getting a roommate.  If you have enough space, taking on a roommate who will not only share the utility bills but also the mortgage payment could be a tremendous help.  Place an ad in the Louisville Courier-Journal or on Louisville.com! 4. Lease Option.  If an outright sale of the house isn't an option, leasing with an option to buy may be perfect for the right person.  You can gain the income to make your monthly mortgage payments while the person leasing can build up their credit score and have time to save to outright buy the property.  A Win-Win for both parties! 3. Renting.  Consider moving in with someone else for a while and renting out your home.  Depending on the location, condition, and size of your...

Well you now what they say about teaching an "old dog" new tricks!  As I have every day since turning 18, many years ago, I rolled out of bed early to cast my ballot.  I was happy to see several people there who I have assisted with finding a home right here in the Highlands.  I also was proud to see several of my fellow REALTORS in the lines. We all have our opinion as to whom should be elected, it is just important that we vote.  It was interesting to note that when I arrived at the polling place around 5:45 the line was stretching across the parking lot at Bellarmine U.  I have voted in many elections at this site and I have never seen a line so long! As I looked around at the faces of the other folks there to due their duty, I felt a rush of pride.  Our founding fathers where so int...

I love Halloween!  You can tell by my myspace page that I am just a kid at heart during this time of  year.  I remember being in 4th grade and walking home from school, kicking at the dead leaves and singing at the top of my voice, "One smiling pumpkin sitting on the fence"!  The thrill of running in the house and getting in my costume as quickly as possible and the angst as I realize that it would be almost two whole hours before it was time to hit the street!  I can't help thinking about the fact that in the small Western Kentucky town where I grew up, most of our costumes were of very humble origins.  Usually a bed sheet became a ghost, one of my dad's old ties and shoes and a hobo was born.  In our community most income was used for food and clothing, the thought of spending good mo...

For as long as I can remember I have had a "thing" for houses.  I've always loved studying floor plans and deciding what changes I would make, touring model homes, seeing how people decorate their homes, etc.  This is probably why I have built 5 homes so far, and completed an extensive addition on another home. About every two years I get the itch to move again.  Unfortunately, my husband has finally had enough of this and I think the home I'm currently in will be my last.  Before I became a Realtor®, I was the Vice President of Human Resources for a large manufacturing company.  My favorite aspect of this job was working with the unions trying to find a common ground on issues where everyone would walk away happy.  I also enjoyed negotiating the union contracts.  I believe my real esta...

I have a great listing on Shelbyville Rd, really close to all the construction going on at the University of Louisville's Shelby Campus. So, if you know of a UofL Professor moving to town or in town and going to be working at the Shelby Campus, I have a short commute for them, possibly an office or studio at the house. Check out 8511 Shelbyville Rd for more photos and info, click on the main photo at the site to see all interior and exterior pics. This is the studio/office, it is detached from the house

Top 5: Mistakes People Make When Facing Foreclosure 5.  Don't Open the Mail from the mortgage or home owner's insurance company.  Big Mistake!  Ignoring the situation will not make it go away.  No communication from you gives the mortgage company no reason to try to work with you. 4.  Lie to the mortgage company about your payment.  If you lie to your banker about anything related to your mortgage payments, you could face fines and/or jail time - and you really don't want that.  Trust us! 3.  Try to sell the property on your own.  Another potentially huge mistake!  If you are in a pre-foreclosure or foreclosure situation, and you want to try to sell the house to get out of debt, going For Sale By Owner is definitely not a good move.  It takes much longer to sell this way and you will li...

For my first post, I thought I would tell you how I met the other half of the Ford/Weber Team.  It was 1996 and Carol and I found ourselves, along with another woman whose name I can't remember, in a stuffy little room located off the cafeteria at Crosby Middle School.  We had never met, but had both volunteered to make cotton candy for a fundraiser for our daughters' cheerleading squad. It started out simple enough.  Someone showed the three of us how to operate the machine that made the cotton candy and then sadly left us on our own.  After about an hour the other woman deserted us and left us to continue on with our first "Lucy and Ethel" adventure.  After two hours we were both covered with cotton candy.  After three hours the room (including the ceiling) was entirely covered with c...

Ah first time home buyers, they are as different as snowflakes...sorry about that, but I just met a very nice young lady that works for local caterer.  I was picking up food they donated to feed the masses at the local public radio station during the fall pledge drive (www.louisvillepublicmedia.org) and mentioned that I was a realtor.  That usually starts some sort of conversation about the housing market or the buying process.  She said that she was just settling into a more financially stable lifestyle with the steady day job and thought it would be nice to own a home.  When I inquired as to why she isn't currently pursuing that goal and she told me that she has tried to be financially responsible and never relied on credit.  She always budgeted her money and lived with in her means. ...
