Douglass Hills is actually its own city within the Louisville and Jefferson County borders.  Incoporated in 1973, this residential area is home to almost 6,000 people.  While condos and apartments do exist, the majority of people live in single family homes.    Due to the age of the neighborhood, you will find a diverse range of homes.  In fact, it is difficult to drive through Douglass Hills and point to any 2 homes that are alike.  Interiors are even more unique as each home has had a variety of home owners over the years.  Most homes do have 3-4 bedrooms, 2+ baths, and at least 1700 squre feet of living area. The above-mentioned diversity of Douglass Hills homes creates a fairly wide price range.  You can find homes priced from the low 200s to the low 300s.   Search for Louisville H...

Willow Wood is a highly desirable neighborhood located just outside of Middletown.  Accentuated by mature trees, these Louisville homes range in size from 2000 to 3000 sq ft and many have basements.  A typical house has 3-4 bedrooms and 2 ½ baths.  Since the neighborhood is around 20 years old, the homes have a wide range of updates based on the character and financial constraints of previous owners.  This adds to the charm and appeal of Willow Wood as buyers can be confident no other home is just like theirs. Despite the neighborhood size, few Willow Wood homes come onto the market each year.  The ones that do generally sell within 3 months.  Homes are typically priced in the mid to upper $200s. How would you like to buy a house for $50? Now hold on a second... this isn't a broken-down, slum of a home either. Did you see the photo? This home is in wonderful Douglass Hills! I hear you thinking, "So what's the catch?" Raffle Marketing in Louisville Here's the deal, by buying a raffle ticket for $50, your name goes into a drawing. If enough tickets are sold (5,000) then the winning entry gets this house. You can buy as many tickets as you like. I know it's not conventional real estate marketing but in our market, sometimes it takes a novel approach to separate your home from the crowd. And I think it's working! With stories by WAVE3, Family raffles house to raise money for mission work and WHAS11, Home in Douglas Hills for raffle, it looks like word is getting around. I haven't e...

Well the (Louisville) holidays are over; back to work.  That isn't all together true; I did do a little work over the weekend, but still managed to play a little also.  We went to the Down and Derby Fund Raiser at the Louisville Water Tower.  It was a lot of fun and we ran into folks we don't see too often. We also went to an Oaks Lunch in Germantown.  That is always a good time and I usually meet some interesting people.  Had a great discussion about home efficiency and water conservation.  I love running into people who know a lot about or have experience some of the thing I have only read about up to now.  I also met a lady last week who is marketing a property that is very green and sustainable.  Her daughter, an architect, has done a wonderful sustainably remodeled home in Clifton....

Much ado seems to be made about the final rose ceremony on TVs glorified dating game "The Bachelor."  As I understand the show, 25 women compete for the love of a man they just met and are eliminated one-by-one until 2 remain.  Using all the tools Hollywood has to offer, the producers make the final selection a spectacle unto itself.  Sounds interesting...or not.  If you want true drama, you should tune in on the first Saturday of May and watch 20 competitors vie for "The Garland of Roses."  I assure you the power, the grace, and the strategy seen at the Kentucky Derby are unparalleled in the world of 'Reality TV.'  This year I took a few minutes to see the garland being made and at the same time learned a little history regarding the flower's association with the race.      As a bit o...

Mine That Bird Wins Kentucky Derby Proving Long Shots Are Winners! The Kentucky Derby is all about MAGIC. 153,563 people(Famous ones included) show up at Churchill Downs in Louisville the first Saturday in May each year dressed up in all their hat-topped finery to witness with their own eyes...MAGIC. Soggy from the rain, Kentucky Derby 2009 did not disappoint. Mine That Bird and home town jockey Calvin Borel proved to the world that the long shot was just as good or better. Mine That Bird was an inexpensive yearling that was bought for $9500. This may sound expensive if you are not in the Thoroughbred horse racing business. Compare this to millions that buyers spend on these animals. I once saw one sell for 6.1 million at Keeneland Sales! So $9500 sounds cheap compared to that. Mine Th...

The last couple of days have really been beautiful here in Louisville.  The Derby Festival is well underway and the dogwoods are blooming along with everything else.  I said I was going to have more things blooming in my yard this year, but we're still working on that. Another sign of Spring is increased interest in the housing market.  When ever I go places and people find out that I am a Realtor they always ask about the market.  These days they ask if it is really as bad as everyone says.  As an optimist, I always tell people that the market here is good and it is.  We have certainly had our dip, but not like some markets.  Keeping up with the latest information is so important in our business.  Especially now with the market changing.  I have always tried to take as many classes as ...

So, you finally decided to buy a Louisville home.  Chances are everyone from your parents to your coworkers to your cousin's roommate's great-aunt Myrtle told you to buy a foreclosure and get a "great deal."  You have listened to the national news and heard you can get a home for pennies on the dollar.  You are now ready to go out and steal a home from a desperate bank.  Before you get in the car, scan through this list of Don'ts and make sure you are really ready. Don't Ignore Reality Let me save you some time and effort at this point.  First, real estate is local.  In fact, it is hyper-local and the reality of the Louisville market is foreclosures exist, but steals are very hard (read: nearly impossible) to find.  You could express the selling price to value ratio in terms or pennies...

The 2009 Kentucky Derby Festival Balloon Glow was a stunning success.  We were among the thousands of people who gathered at the fairgrounds Friday evening to watch the Hot Air balloon teams light up the night sky.  The high winds that had threatened to prevent people from going on to the fields died down around nightfall.  We were able to walk around and see the balloons up close.   We arrived early and staked out prime viewing territory against the fence while sampling some of the food.  My wife and I are suckers for funnel cakes, so we definitely had to indulge.  Fortunately, there was an on-site mortgage broker accepting loan applications.  I should have dinner and that funnel cake paid off in just under 5 years.    As daylight turned to dusk, the balloon teams began unpacking and ...

Louisville's Dare to Care hosted their 11th annual Taste of Derby Festival last night at Slugger Field.  At the last minute (literally) my wife and I decided to attend.  I really had no idea what to expect, but was blown-away by the event.  From the food and drinks to the items donated for silent auction, this was a first-class event that earned itself an annual placement on our calendar. Almost 40 restaurants showed up and prepared sample dishes for the crowd.  I not sure we made it to each booth, but we came close.  Morton's The Steakhousedefinitely gets the nod for best of the best.  Their steaks and crab-cakes were incredible.  Besides, watching them carry steaks from the grill to their table was a bit like watching the Pied Piper.  People would stop talking in mid-sentence and foll...

Does it exist?  I had a friend email me that she read my blog and her only comment was that I needed to proof it better.  I know the 10's of folks that read my blog aren't expecting Pulitzer Price wining stuff here just the ramblings and rants of someone that is trying to make a small difference.  I know there are some folks out there who see grammar and it's correct usage as the one thing that keeps our society from devolving into chaos, but I'm not one.  I have always struggled with writing not because of all the rules, but because of all the exceptions.  If you ask me, our society faces a bigger threat from those who are making exceptions to the rules; that is a whole other blog post and one that you probably wont see here.  Here I like to talk about the things I like and usually tha...

While the local housing market has not suffered to the extent of other areas, Louisville investors still have a tremendous opportunity to take advantage of the current situation.  By purchasing investment homes now, a saavy individual can set himself or herself up with solid returns for years to come.  Four factors are particularly favorable for investors right now.  These include 1) an increased supply of homes, 2) an increased demand for rental homes, 3) low interest rates and 4) oncoming inflation.   "Be fearful when others are greedy and be greedy only when others are fearful." ---Warren Buffett Despite low interest rates, abundant selection and $8000 first-time home buyer tax credit, many buyers are afraid to take action.  Their paralysis has caused a small glut of homes in virtua...
