January is a great time to consider what is ahead for the year.  It's when resolutions live and die.  It's also when people begin to consider moving.  Most people think that spring is king for home selling.  Louisville home sellers are no different in this regard, but as I've demonstrated before, Louisville home sellers would be wise to consider listing their homes now since home buyers are out and about and looking for a home in Louisville, and few sellers take advantage of this low competition time period.  Those who wait until March or April will find themselves competing with many other home sellers. Granted, no question there will be more home buyers in the spring, but it is possible to take advantage of the seasonality of the real estate market by getting ahead of the curve, doing...

Louisville Home Buyers and Sellers – You are NOT “bothering” us by calling us   I have heard more than one conversation recently about buyers and sellers calling their real estate agents making a statement that begins with, “I hate to bother you, but…” Why would you think that you are bothering us? We are in the business of real estate. This means that we get paid to help you, whether you pay the commission (as sellers do) or not (buyers normally do not). Our job is help you not only to purchase homes for sale in Louisville, but to help you understand the steps that are necessary to complete the purchase. I have been in real estate long enough to know that  a home purchase is rarely simple. First of all, most people will need approval from a lender, and many of them will need a little h...

After a hot summer in 2012 in Louisville, we are enjoying a warm winter while people in San Diego are shivering. Scientists are suggesting that weather patterns are changing due to global warming. In Louisville, there is plenty of debate on this subject, but Louisville homeowners are smart to plan ahead for ways to keep their homes cool in upcoming years. Energy-Conscious Roofing Choices  Thinking about a new roof for your home or business this year? What shade you choose can prepare you for climate change. While you want to pick roofing that will match your home, any color has variations that range from lighter to darker shades. Lighter colored roofing reflects solar energy, so you can be cooler with light gray than with black shingles. Porous roofs that are covered with plants can al...

That's "a clear indicator," he said, that "the Louisville housing market is on the right track." Louisville housing sales prices rose to about $140,000, and there are plenty of options available for both buyers and sellers..   Louisville Mirrors Nationwide Trends In Homebuilding   The experience in Louisville is being repeated nationwide. As unemployment rates declined, prices remain attractive, mortgage rates stay low, and the number of foreclosures decreases, buyers are out in force. After flirting with cold and snow as 2013 started in Louisville, we expect to see 60° temperatures by the end of next week. This bodes well for real estate, as buyers are more motivated to see listings and think seriously about buying when the weather is better. In view of recent deals about the fiscal cliff, were there implications for real estate that might keep us in the real estate deep-freeze? Low Mortgage Rates   Mortgage rates in the Louisville real estate remain attractive. If you have a  FICO score of 740 or more and put down 20%, you might be able to find rate is low as 3.03% for a 15 year fixed, 3.60% for a 30 year fixed, or 3.19% for a 5/1 ARM mortgage. This is the story of two coalitions - ACT UP and TAG (Treatment Action Group) - whose activism and innovation turned AIDS from a death sentence into a manageable condition. These self-made activists, despite having no scientific training, infiltrated the pharmaceutical industry and helped identify promising new drugs, moving them from experimental trials to patients in record time! When the weather outside is frightful, what can be more delightful than watching hours of HDTV? House Hunters, Property Brothers, Love It Or List It make for entertaining TV that also make for a good New Years message. As 2013 comes quickly on the scene, you might be thinking that this is the year when you will buy your first house, fix up your Louisville house to sell it, evaluate whether to make improvements that will make your current home workable, or decide whether a new property has potential or requires just too much work for you.   Tips For Buyers And Sellers   All of the shows offer some good tips to buyers and sellers, based on examples of what to do and not do.   The home that inspired me to write this blog was one that had what is usually a desirable feature - a master bath ...

Looking back over the real estate market in Louisville, Kentucky for the past 12 months I must say it has actually been an exceptional year! Personally, this has by far been my best year in terms of # transactions & sales volume since entering real estate in 2008. While overall the market is not where it was in the early 2000's, it did prove to be a positive year in terms of moving forward towards a healthier market for the years ahead.   Here's the year 2012 in review for the Louisville, KY: $215,079     Average List Price96.2%          Sales Price vs. List Price12,573          Total Units Sold +7.1%          Average Sales Price ($168,633)-19               Average Days on Market (97 days to 78 days)-35.5%        Inventory (10.7 to 6.9) - "6" is considered a "balanced market"44.74%    ...

One of our big projects this year has been developing and expanding our website. We decided that a large part of real estate is knowing what each community provides. We have spent a great deal of time hitting the streets to take pictures to add to our site. We are researching the history of each community, detailing proximity to churches, schools, restaurants, shopping, hospitals, and community services.  We have even added an interactive crime and sex offender map. This content will give our clients the most information about the areas they are considering for a home purchase.                           Our website also provides links to the community resources and businesses as well as blogs about the neighborhoods themselves. We pride ourselves on having ...

Let's take a look at some of the best homes in Louisville! Here are a few of my favorites, do you have any to add to the list?     This home is off of Blackburn, very close to Clifton and St.Matthews.      Right off of Iola, on the left, you'll find this home in the heart of St. Matthews, very close to the Masonic Homes.        There is an entire neighborhood in Louisville, Windemere Place, where it is mandatory to put up lights! Every house is lit up, and the HOA makes sure all the trees that line the streets and common areas are completely lit!   Where are your favorite spots for Christmas lights?
