It's been a very busy time for me lately but I had to share the egg story. Three times in the last three days I've had Robin's nests at the inspection.  Two were right on a window sill.  One was in a bush in the backyard. Gotta love that Robin's egg blue.

Everyone wants a really good deal. Buyers today read about how they can "steal a house." The wise buyer will be careful to not kill a deal because they "cannot steal a house." Buyers consider the following. Interest rates are at an all time low.  When rates do go up historically they go up quickly.  Look at what happens to your payment if rates suddenly start rising. Lets assume you are willing to pay $150,000. Can A Home Inspection Kill Your Deal? As you go out home shopping you need to consider that the house you fall in love with will need to pass a home inspection. Some things are minor and no house is perfect...but it's good to have homes professionally inspected. Many interesting things are uncovered by an inspector. An FHA loan also has many requirements for a home to pass that seem like overkill. Like peeling paint, cracked foundations, height of steps and no hand railings and many more items.   Many times this happens on a property that is being sold, "As Is". How can you get to a successful closing on a new home? It's simple...Choose a local lender.   Ask your Realtor/Broker to recommend someone that has a good track record of getting to a successful closing. We know who is good and who is not.   Over the years, I have seen many deals that never make it to the closing table. There are a number of issues that come up and I am always amazed that these happen in the eleventh hour.   It almost never fails that the problem is compounded because the lender is not local.     My red flags might be:   1. They never answer their phone or call you back in a timely fashion. 2. There are too many people that you have to talk to about your loan. 3. Strange requests of paperwork or documents. 4. They have no local closing attorneys to do title searches. 5....

Your Location Inside the Time Zone Determines Your Daylight Hours Can I just say how very, very happy I am that the days are getting longer, that it is not pitch dark by 5pm?  When we get into the depths of winter here in Kentucky, I count the days once we hit December 21, waiting for the days to get longer. I really almost don't mind the cold temps as long as there is sunlight.  And at least it has not been as dreadfully gloomy this winter as it was last year. I remember counting only about 3 days of sunshine in January of 2010.  Yuck!
