Looking at the market stats per Trulia, it looks like we may be seeing some interesting effects of the tax credit over the next few months.  The average listing price of homes in the Shawnee, KS area dropped .7% to $266,731 for week ending June 9th, though we did see an increase of 2.3% in the median sales price for the same area of $152,394 from March through May 2010.   Shawnee Homes For Sale   With summertime now at hand, there are still some good deals to be had on homes for sale in the Kansas City area.  Olathe and Prairie Village are the most popular zip codes at this time, but Mission, Lenexa, and Leawood are seeing an increase in activity as well.   Be sure to give us a call or contact us when you are ready to list your home or start the buying process.  We'd love to help and sh...

  One of the reasons we moved to Grey Oaks in Shawnee, KS was not just for the great neighborhood, but for the great schools nearby as well.  Though we currently have one son at Prairie Ridge Elementary and another enrolling there in the Fall, we look forward to their continued education at the nearby Monticello Trails Middle School and then eventually, the Mill Valley High School...all within an easy walk from our front door.             Goode Estates is a subdivision comprised of 166 homes built in the mid seventies to early eighties.  Located in the heart of Shawnee, it features mature trees and larger lots consistent with that era of building. KDOT News Release K-7 & 55th Street/Johnson Drive Interchange Project Work to Begin in Johnson County Weather permitting, beginning at 9:00 a.m. on Monday, March 29, access to and from Johnson Drive from both northbound and southbound K-7 will be closed for construction work on the new K-7 & 55th Street/Johnson Drive interchange project in Johnson County. It's always interesting when I do market stat reports on my own neighborhood.  Grey Oaks, a popular Rodrock Development, is located in Western Shawnee, and features award winning schools (grades Pre-K through 12), recreational amenities such as a community pool, sand volleyball court, picnic area and playground, walking trails, and a Mom's Council, which facilitates several community activities throughout the year. About a month ago, I mentioned that homes in the Shawnee, KS area were being listed at an average of $268, 347 for week ending 1/20/10.  The good news is that as of week ending 3/3/10, the average listing price of homes in the Shawnee, KS area has increased to $277, 448.  The number of listings in the Shawnee area has increased as well, based on information gathered from Trulia: For homes in the Western Shawnee area, the average listing price has declined slightly in recent weeks: The average listing price for homes on Trulia in ZIP code 66226 was $311,388 for the week ending Mar 03, which represents a decline of 2.2%, or $7,090 compared to the prior week and a decline of 2%, or $6,448, compared to the week ending Feb 10. For those residents living and traveling near the area of Johnson Drive and K-7 Highway, some major changes are in store.  Construction is scheduled to begin March 15 for the $21.4 million project...the longest period will be for Phases 1 and 2, from March 2010 to June 2011.  This map details the phases of construction. During this period, most of the roundabout interchange will be constructed to the east of the current intersection. New lanes leading up to the interchange also will be constructed to the east of the current lanes.
