Woodland Creek Meadows and Woodland Creek Estates are collectively known as Woodland Creek. Woodland Creek was developed by Pulte Homes of Greater Kansas City. There are 385 homes in the subdivsion, a community pool and playscape. There are creeks which run through the community. On the Meadows side the size of the homes range from 1370 to 1908 square feet, plus any finish in the lower level. On the Estate side there are homes ranging in size from 1622 to 2564 square feet, plus any finish in the lower level. Home prices have been gradually climbing. Most of the homes have needed warranty work due to improper Tyvek installation and improper flashing installation. One of the many factors determining the price of housing is demand.  As population surges and housing lags behind the demand will drive prices upwards.  If population remains stagnant or grows at a rate less than the housing production grows then you have stable or falling prices as builders will begin to discount to move their inventory.  It is my position that we are closer to the later situation here in Olathe, Kansas.Sure, there are other mitigating factors.  But population growth is a big one.  Read this from yesterday's Kansas City Star;The growth boom in Olathe is not expected to slow anytime soon, city planners have predicted. The only stage stop on the Sante Fe Trail which is still open to the public, three original buildings at the Mahaffie Stagecoach Stop and Farm Historic Site in Olathe, Kansas are on the National Register of Historic Places.   J.B. Ensor Farm Site & Museum in Olathe, Kansas gives visitors a wide glimpse of life over nearly 100 years in Olathe and with the Ensor Family.  Marshall Ensor, his wife Ina and his sister Loretta Ensor were avid ham radio operators.
