June 2007 brought the sale of 7 Baldwin Kansas homes which is an increase from the 5 homes SOLD in May.  In May the average was $232,740 but this past month the average was only $215,786.Baldwin Kansas real estate traditionally has the third largest number of SOLD homes each month in the county and also will usually have the third highest average price of homes SOLD.  Lawrence is number one and Eudora is number two.In all of Douglas County real estate, $540,000 was the highest price and $40,000 was the lowest price with the average being $194,650.  This compares with $575,000 as the highest price and $46,500 was the lowest price with the average being $187,595 in May.Average DOM (days on market) for the county was 87 vs. May was 88 (homes selling only one day faster).For other June 2007...

Fellow Active Rainer Brad Andersohn just wrote a blog about wanting to catch a hummingbird in flight.  Well, while I have caught some hummingbirds in flight and indeed it was a thrill, I would rather be able to say I have sold a million  dollar home, which I am sure Brad being in California can say he has done many times over (Congrats Brad!!)While I was waiting at a home for my buyer to show up, the hummingbird feeder by the front door caught my attention.  I grabbed my camera and walked toward the hummingbirds that were around it.  Brad was right that they are extremely fast.  However, these photos were taken after they had taken off and I found an observation point where I could go undetected.  One returned and these were just some of the shots I got.Sure enough the hummingbirds came...

  I love stats on county appraisals. They help me identify which properties on the MLS are the best investment properties. As I work with investors, they are amazed at what I find.For example, there are two properties I found that are $50,500 and $64, 400 below county appraisal! I have over 100 properties on my spreadsheet that are below county appraisal.There is one single family listing that is $11,800 below county appraisal that has a positive cash flow as is but could be petitioned to become a duplex and have about $800 or more cash flow per month.
