Inspiration for writing my blog can come from many sources!  This post was inspired from a couple of sources but the compulsion undoubtedly came from one.  I am currently remodeling my kitchen and boy have I learned a ton without the first cabinet in place! When sellers decide to list their properties for sale, there is usually some thought given to what repairs or improvements will reap the highest returns.  Should I paint?  Should I change the carpets in the bedrooms?  Should I freshen up the landscaping?  Should I replace my tired, old kitchen with something new and modern?  And the list goes on.  Inevitably the questions that arise are:  If I do these improvements will I sell for a higher price?  If I don't do these improvements, how much will I have to discount the price and still ...

Inspired by comments on an earlier post I made, Selling Real Estate is Hard Work!, I wanted to share some food for thought in an effort to educate owners who are considering putting their home on the market.  In The Bahamas, not unlike other markets throughout the world, we often face the question, "What if I wanted to put the house on the market for rent if it doesn't sell?".  There are many aspects to renting a property that many owners never think about.  You think selling a home presents challenges?  Renting a home presents the same challenges....and then some! If you are selling your home you will want to present the home in the best light possible.  It is not always financially feasible to give the entire property a face lift so you do your best with what you have.  Buyers can oft...

So the title of this post is one of those "It goes without saying" sort of statements, but the title refers to something you might not expect!  While making a career in the real estate business can be challenging for many reasons, none of which we'll explore in this blog today, the "hard work" I'm actually referring to is that of the seller.  Allow me to explain. When a seller decides that it is time to put his/her property on the market there are many considerations, and they are all very important!  The first, and perhaps the most important consideration is choosing the right agent.  A seller should always decide, right from the beginning, that he/she will interview at least 3 agents to find out which one has the best plan to get to the desired result, and that is to sell at the highe...

The process of buying real estate in The Bahamas can be a daunting task.  One of the most important aspects of the real estate transaction is getting your financing in order before you begin your search.  Buyers who have pre-qualified for a loan have a much stronger negotiating position, especially if  the seller doesn't have to accept a "subject to financing" clause.  Sellers who have more confidence in their buyer's ability to close will often negotiate more on a "sure thing". Getting started with a lender is really much easier that you might think.  Your Bahamas real estate professional should have a contact in each of the major lending institutions that he or she can refer you to.   Common requirements for local buyers include the following: *Job letter verifying employment and inco...

It was 2 years ago when I posted about the Government of The Bahamas raising the cost of Stamp Duty (real estate transfer tax) by 2%.  There was a significant outcry from the Bahamas real estate community as well as the general public!  How could the government take an already fragile economy and increase the cost of settling real estate transactions!?  Is real estate not one of the pillars of any economy?  While there may have been a justification for such an increase it certainly didn't "stimulate" any positive movement in the Bahamas real estate sector.  Although the increase was small and the upside of investing in a downward adjusted market big, we didn't pull anyone off the fence...we only added to it! In an effort to resuscitate the Bahamas real estate sector and encourage more l...
